Our Listing agreement has expired for the second time! It's truly amazing even in this soft market that we do not even get people coming through! Realtor hasn't really advertised in local Sunday paper either the past 4 weeks. In a month only 2 people have come through. One was a come back for the 5th time. We have lowered the price below bank appraisal also! House is in Excellent shape and spotless. It was well staged. Anyway we need to sell and sell asap at this point as our new home is almost completed! We need breathing space from the realtor for awhile and would like the FSBO sites with the best record of sales.

I would suggest that you go on your Internet browser and search for "for sale by owner" type sites in your area. Use Yahoo or Google.

It is a hard question to answer because most For Sale By Owner sites are local and the ones that are operating where I live might not be functional where you live.

Being a REALTOR I would not think that you would be more successful going this route than having it listed but I can emphasize with your situation.

The one way it might work is if you discounted the price of your home by the commission amount thereby putting the home in a totally different price bracket.

Hopefully your home will sell soon and you can move on with your life...

The home may be in an area where homes are being sold below value...this creates a buyers market. They (buyers) may pick and chose to suit themselves. Also, some buyers feel insecure about entering into a major financial move without a realtor. If you haven't already, let your bank know that and why you plan to sell your home.

See the links below for more information about advertising your property online...etc...I have seen at least one property that was for sale via eBay (link not included).

I think the person who has come back five times is just waiting for you to come down some more. If they know your new home is almost finished and you are desperate to sell they are going to jump at the last minute. Hold out and don't go any lower if at all possible. This is what people are doing to get a house for the least possible when the market is slow.
