I got a lot of good advice from some people last week but I still need some more. I have my house up for sale in a Detroit subarb. I had a lot of people tell me to de-clutter..did that.Took everything off the walls, did everything possible that is recommended by any realtor. We've lowered our asking price. The realtor himself, I don't know if I can trust he's doing his best. He has still not changed the price on the virtual tour and he will not hold an open house because he says a lot of people are coming in just to steal. On the other hand the market is so bad in Michigan I don't know what to believe. Not like I just picked some Joe Blow off the street, he's has helped us and my family in the past. So I'd like to give anyone who replies an opportunity to look at the virtual tour and give me an opinion with their advice. http://www.circlepix.com/ Tour number (that's what it says) GLAWPY

I thought it looked pretty good. I don't know what the retail value of a 1000 sq ft house is in Detroit so I can't really comment on the price. You probably just need to be patient and wait on the right buyer.

The first thing I noticed was how dark and dull the home is (sorry) the next is why are there bunk beds in the Master bedroom? The master should have the look and feel of an airy retreat with 1 large bed and no kid stuff in sight. I appreciate the "declutter concept" but these pictures look devoid of light and any reason to visit the home. You could also use some greenery in the planters or hanging on the front porch (yes I know it's winter but the dead lawn is not very appealing and evergreens are green year round). Try applying Nitrate to the lawn to green it up and re-shoot the front with a few plants even if they are still in the planters. I would also set the table and center it better to make the dinning area look larger by taking out the center piece that is making the dinning are look itty bitty. I would also clear the kitchen counters off entirely to give the kitchen an open view. The room with the loft bed could use a little rearrange and depersonalizing too. The house needs to look more like a "show home" than a real home in order for people to forget someone lives there and consider it as a place they might want to live. If you get TLC check out the show "Sell this House" it has given me great ideas and helped me successfully stage a home for sale and it helps me keep my remodels in check so I don't over personalize the space and make it a hard sell. It's too small.

First, 1000 square feet is tiny for a house. My apartment is bigger.
Second, 1 bathroom will be VERY difficult to sell.

I used to live in Southfield. Dearborne is a very nice area. There is too much competition to sell your home.

^^^ Good points. Also, it is winter. I know selling a home in the winter months in Chicago is next to impossible.
