I live in NYC where we use public transportation exclusively. I want to buy a house 6 hours away in a city that needs a car. Should I rent a car for a few days when I buy my house and go car shopping? What if I buy the house before I have a car, should I use a cab. Not having a car is really causing confusion on how to coordinate the move because I need it for lots of stuff from going to the hardware store, getting groceries, or doing laundry. I don't want to buy a car in New York City first.

I realize the question is a little confusing. How would you all go about identifying a new city, buying a house, and buying a car? If I buy the car first, I won't have a driveway to park it in. If I buy the house first I won't have a car to do the things I need to do living in the house.

Do you have to get the H * L L out ?? I live in Texas (Harris county) and would like to know....after they serve you with an eviction can they lock your stuff up so U can't get to it or do you just have so many days to vacate.... Serious answers.... thanks:-)

I purchased 2 homes and eventually had 1 of the homes foreclosed in NV. The property which I live in California was still being paid on time can the mortgage company file a lien on my current property? They just sent me a letter stating if I dont pay them back 60% of the balance due then they leave the LIEN on my current property. Can they do that? If so what can I do to protect my house? How do I get out of this nightmere?

I have been searching for foreclosed houses online, however, everywhere i look they want to charge me for searching and getting the info.

my wife and i are both 30. we own a condo just outside boston that we owe about 237,000 on. it apraised at 300,000. we rent out a room for 600 a month to help cover our $1605/month mortgage payment and $330 a month condo fees. we have pretty decent credit and manageble cc debt with 0 or low intrest. after al our bills with save about 1400 a month.
we found a 2family house that wed like to buy and start afamily in. we'd like to buy it with 0 down. it has a 4bd apt to rent out which i think we could rent for 2200-2400 a month and has a basement to put another studio or 1bed apt in to also rent out or have her mom stay when we have or first baby. it also has some extra parking we could probably rent out too for another 200 a month.
id like to keep our condo and rent it out but i dont think i could rent it out for as much as it costs us i think i could get 1800 at the most. which is $150 short .

i guess im looking for some advice on whether or not it is possible for us.

I'm curious about the M.C.I. (Major Capital Improvement) increase. Please, please don't answer if you don't know what I'm talking about. I've read up on the city housing websites; what I'm wondering is whether you've had a personal experience with a landlord offering money to get you out so that s/he can charge the market value of the apartment. I've been in mine for 18 years & am not keen on going.

How long does it usually take on average to build a 12 story building, from the initial site preparation to completion? I ask because the city I work in there's such a building going up, and they started work on it about a year ago. Is that a long time for such a building, or is it about normal?

I own several apartment buildings - some with lots of equity build-up. I need to get a better cash flow off the properties (because of increasing energy cost, insurance cost, ect.) - so want to refinance. I've got all this money sitting there in the properties in the form of equity -I need to pull some of it out - but I don't want sell any - just improve the cash flow. So - What's the best place to look for refinancing my properties? And is my logic on this thing make sense? Thanks

I am a first time homebuyer, in the state of New Jersey. I have a Buyer's Agent, whom I believe is very attentive.

However, I recently made an offer on a house for $10,000 less than the asking price, with 5% back. The counteroffer was for $8,000 less, with 3% back, but a rescind offer of only $8,000.

My agent says that we are "playing chess," and should make another offer. I very much want the home, and would most likely take any reasonable offer if 3-5% were offered back.

The main problem is that today I located on a real estate website that house's asking price was lowered almost $5100, less than 2 days ago, and most likely after their counteroffer of $8000.

Should I be worried? What should I do???? I very much want the house.

PS: I phoned my agent today on his cellphone, but did not get an answer, so I left a message. I will also call him tomorrow.

I currently make 40,000 per year. I have basically zero debt, and I live a generally frugal lifestyle, so I do not have a lot of monthly expenses. It has always been my dream own a house as soon as I could ( I am 23 ). I have significant savings of 24,000 in the bank. I would like to keep 6 or 7K in the bank as a reserve fund and put the rest as about a 10% down payment on a house as well as closing costs. My question is this....how much house do you think I can afford. I am hoping to look in the 125,000 range. I know that is about 3 times my income, but like I said, I am virtually debt free, so I have more cash to spend on a monthly house payment.....let's see what you think.

We have showings all the time but just no offers! We have recently lowered the price, we have painted, updated the house although its like new, cleaned carpets, we have really tried everything! Should we switch relators after the contract ends? Take it off the market? Any ideas????? Also is there anything such as moving the house itself? To where I can buy some land and put the house we are selling on that land? I love the house its just in a really bad area..... Thanks!

Not to ruffle anyone's feathers... but I'm new to this and I'm skeptical by nature.

I'm going to buy my first house and keep reading that a buyer's agent will have my best interest in mind and protect me from the seller's agent.

I have a hard time understanding this... aren't the buyer's agent just the same as the seller's agent in that the buyer's agent would want me to buy any ol' house so that they can collect their commision?

What does the buyer's agent get out of this whole process by getting me the best deal possible?

I'm probably totally off base, so please explain.

I have not yet hired a buyer's agent, but have gone around to new contruction locations to view the model homes. I want to revisit one of the locations that I've previously visited because I think I'm really interested in purchasing a home there.

On my first visit, I've already spoken with the seller agent and I just told her I was looking around. Now I want to go back and look again.

I'm worried that if I hire a buyer's agent after the second visit, that they will not be willing to pay the buyer's agent commission. Do I have something to be worried about?

Should I just tell her I already have a buyers agent, but Im here on my own? Please tell me what you think.

selling price $60000. This is not a dump. Houses sell for about this in some country areas.

I called a company to come out and check my furnace in a home that I am renting to a young man. Once there, they told the renter that it may possibly be leaking carbon monoxide so they told the renter that they would be willing to finance a new furnace because the old one had to go. He said yes and explained that he was not the homeowner but they went ahead and financed him with the gas company and went ahead and put in a new furnace. The next day, they told him the gas company could not approve it because he was not the owner of the home and that the owner would have to finance the furnace, but I am not willing to do that when they should have gotten my permission in the first place. They are wanting him to now pay cash(or credit cards) for the unit but he does not have that kind of money and is willing to pay installments of $50/month which he was apprvd for. Maybe they should come get theirs and bring the old back, but I know it is damaged. What are can i/he do?
