First time home buyer here. I haven't shopped around for different lenders yet, but do have a question since I see it being offered at many places.

Is it generally good or bad to go with the builder's lender? I will probably have to finance 100%.

An example I've seen says "$12,000 + 1% in closing costs PLUS 2 years Condo/HOA fees." or "Builder to Pay $10,000 towards closing when using builders lender/settleme "

Please let me know the potential pros and cons. Thanks

I currently live in California, I am sitting on a descent amount of cash and am looking to by a income property idealy 1-4 units that will cash flow postive. With California cap rates crappy 4% its not possible here. I am looking at price range from 50k-250k to start. I would ideally like to start small and expand. What part of the country should I buy in? Is absente managment a good idea. Someone said Nashivelle is growing area with cap rates. I dont know. Thanks.

I went through the pre-qualification process, found my home, made an offer, signed the purchase of sale, and now have givien the bank my papers to complete the process. I am just a worry wort and want to know how often it is that a bank gives you the good faith estimate and then denys you? I am just excited about the move and hate the waiting process. If they pre-approved me then it is a sure thing right? I also did go to a debt consolidator a year ago but the bank knows my credit score and did their analysis and approved me for a certain amount so I am good right? I just really don't want it to fall through. Any help is greatly appreciated!

Just bought two family. What happens to current tenants lease? Do we start fresh or does it carry over still?

meaning - Can I change it and ammend it? Or do I have to wait til the date is up on their current lease for me to make any changes to it??

I currently live in a 2 bedroom apartment. The ceiling in my room leaks disgusting water from the ceiling. The place I'm living at is desperate for people to fill up studios and other 2 br aparments.

My lease ends at the end of the month. Do you think they will allow me to transfer early to a studio apartment if I tell them that by transfering me, I'll sign a lease until the end of May, and if they don't transfer me, then the converse will be true?

By early, I mean getting the rest of this month free in a studio.

My reason for wanting to leave my current apartment is due to my roommate, but the apartment rental company knows only what I tell them. Would it be a good move to demand that they fix the ceiling? They are tearing it down, so there's no way they'll actually fix it.

They are tearing down the dump where I live at the end of the school semester. I have in mind to live there until that time, because it will force me to live somewhere else (and thus get a different job) when I graduate.

The ceiling leaks disgusting water now--could be toilet water for all I know. Can I use that to get out of a lease early?

Our listing contract expired Jan 31. I know that my contract said that for one month longer my realtor would get the commission if one of her contacts purchased our home.
But what if we get an offer from someone she hasn't been involved with?
Also, her sign is still on our lawn and our home is still on the MLS and her website.

Recently, my hot water heater went out in the apartment that I'm renting. Shortly after (2 hours) the contractor the landlord hired to replace the water heater, my apartment caught fire due to the contrators negligence. Unfortunatly, I did not have any renters insurance to cover any of my damages. Damages are small enough for small claims court, however, I'm not sure who I have to sue for damages Do I have the right to sue to the contractor directly, or do I sue the landlord?

My boyfriend and I are breaking up, and we have a house with both of our names on the mortgage. We both want the house, how will it be determined who gets it? Selling is not an option, and neither is refinancing the mortgage in just one of our names.

I agreed to be a guarantor for a tenant who signed up for a periodic tenancy that is mutually renewed by landlord and tenant every 6 months. My guarantor covers the length of time that the tenant is in the property. However, although the tenant is paying the rent on time every month our relationship has now ended and I no longer have contact with the person. Can I serve notice to withdraw from being the guarantor when the current 6 months tenancy is done, thus forcing the landlord and tenant to draw up a new tenancy agreement with the tenant being forced to get a new guarantor?

We received a verbal offer on our house 3 days ago. It was a decent offer so we accepted it. Well, we still have not gotten a hold of a written offer. Our realtor says she's been in contact with the buyer's realtor and that the realtor has been trying to reach her clients. As of yesterday, their realtor said that she has not heard back from them. I don't know if they're playing some sort of game or what, but what do you think?

Just to give you a brief history, they made an offer on our house 2 weeks ago. It was very low so we did not accept it. They countered with another offer that same day but it was still entirely too low so again, we rejected it. Exactly a week later, they gave us the new offer, only it was verbal. They stated they want to close in March so I'm confused about what's going on. Any ideas?

When I divorced my ex, we worked out financial arrangements in where he refinanced our home and he bought my half out. Part of our agreement was to sign the home over to him. He has refinanced several times, I signed a quit deed document and had it notarized for the mortgage company. He is getting ready to refinance and the new company called and said my name is still on the deed. How can this be? Did we not do something correctly? Can we have it taken off without involving an attorney.

The government want to add extra cost's the the selling process... These reports will cost about £500 and only last 6 months.... and even then they will not count as mortgage valuations or surveys... so buyer will still have to pay out for those...
It is Bureaucracy gone made trying to add another layers of costs to the general public....
