I currently live in a 2 bedroom apartment. The ceiling in my room leaks disgusting water from the ceiling. The place I'm living at is desperate for people to fill up studios and other 2 br aparments.

My lease ends at the end of the month. Do you think they will allow me to transfer early to a studio apartment if I tell them that by transfering me, I'll sign a lease until the end of May, and if they don't transfer me, then the converse will be true?

By early, I mean getting the rest of this month free in a studio.

My reason for wanting to leave my current apartment is due to my roommate, but the apartment rental company knows only what I tell them. Would it be a good move to demand that they fix the ceiling? They are tearing it down, so there's no way they'll actually fix it.

Very smart of you to recognize you have a bargaining position you can leverage for a better unit. I'd approach them with that proposal if the studio is what you want. I'm gathering you don't perceive your landlord as a "slumlord" or you wouldn't entertain the idea of moving to another unit.

If you aren't comfortable the studio will be to your liking or that you won't get good service from the landlord, then give your notice and go elsewhere.

You don't have a landlord, you have a slumlord. Call the Housing Board and report this to them IMMEDIATELY. You could be living with toxic mold from the leaks. Moving to another unit will not make your slumlord any better at fixing problems. It's time to move out and move on, but not before reporting this SERIOUS Health/Safety violation to the Housing Board.

You could try this, but don't be surprised if it doesn't work. Make sure that you do proper notification of your ceiling problem, in writing to the landlord. They might be happy to make a deal, rather than a possible court fight.

I agree with the other responses here. You should both pack up and move and report your slumlord to the proper city or county officials.
