I'm in the market to buy a home. My agent said I should consider writing a letter to the seller telling them why I want to buy thier house. I don't know where to begin. What do I say that could sway the seller to sell me their home at my (low) offer? Do you have any good examples that you could share with me?

A good agent shouldn't require a letter to seller. The agent should be able to represent you as the best buyer when presenting your offer to the seller. Writing a warm fuzzy letter can also have a detrimental affect when negotiating price. Just as the seller does not want you to know their motivation level for selling,they should not be armed with your desire to possibly pay full price or more. I always convey something to sellers on my clients behalf that helps them feel good about my clients. I also have a letter of loan approval and a strong ernest deposit in hand. I never have had a client pay more that 95% list price and 99.5% of the time My client gets their deal accepted.

Maybe I'm missing something here. The more you tell the sellers how bad you want their home, I would think the more likely you are to pay more for that home. Higher demand=higher price, in most cases.

Including pics of you and your family could backfire, if the sellers don't like what they see. And you'd never hear the truth on that, of course, but it's reality.

I know something like this might have made sense in a multiple offer situation, which you're unlikely to end up in with the current market.

I agree with Art--look around their house--is there a pretty garden? Talk about fresh flowers and veggies. Lots of kids stuff around? You can't wait to raise your kids in the home, beautiful holidays there with family, all that. Have they kept it up nice? Finished the basement? Done faux painting? Flatter the crap out of them!
I have all my clients do this when submitting offers and it seems to work very well.

I don't have a suggestion for the wording of your letter. But, I will say that you need to connect to them emotionally, rather than logically.

Sellers are emotionally tied to their homes. Their lives are there, and perhaps they've raised children there. So, you want to make a connection to them. Perhaps include a photo of you and your family.
