You could do it as a fsbo: for sale by owner, also know as a fizbo, or you could contact an organization like Buy Owner where you pay a flat rate for them to do the paperwork while you show the house. The nice thing about using a real estate agent, is that you can specify, what times you want the property shown, you will be listed on MLS the multiple listing service, your agent will do a comparative market analysis for you (the value of your home compared to others in your area) etc. Generally speaking using an agent will make things go smoother. You can sell it yourself, but it will be a pain. Hope this helps you

I have sold a home myself once before, it went pretty smooth because the person that I sold it to was a friend and we were both on the same page as far as what we agreed upon. I tried it again with another home and it didnt go so smooth that time around, It can be an inconvienience, I recieved alot of activity but most of them were tire kickers and BSers, which took up alot of my time. Alot of them had not even pre-qualified. So to make a long story short I ended up going with an agent. I'm not saying that you cant sell a home yourself, but its pretty much a crap shoot, it can go for you or it can be a nightmare.

if your house is that great and you know how much it's worth and you can advertise and write up a good contract then go for it. You'll need a lawyer to make sure everthings in order. By the way did you hear about the real estate slowdown???
