what are some legal options when someone has a judgement against them when they want to purchase a home

The place I'm interested in renting is REALLY nice and appealing to me, but the fact that electricity is paid this way instead of just being included in the rent kind of puts me off.

How much did it normally cost you if you've used it? I mean I don't want to be feeling guilty every time I put a lamp on, charge up my phone, watch TV etc... that would be dreadful. Maybe it's very little and I'm worrying over nothing?

Thanks.

My father is a senior citizen and not doing so well. He owns land. I am one of two of his children. Both of us children have tax problems which we are working to resolve. In the mean time, what is the best way to secure ownership of the land in the event my father passes on before our tax problems are fixed?

I have a condo that is near completion and will begin to look for a mortgage in the next 4-5 months. I have a car note with about $10,000 left on it. Would a lender like to see that paid off and leave me with no monthly debt or have that $10,000 in the bank. I would not look to add to the down payment I have already made and have enough savings to cover the closing costs.

Thanks

My friend saw a room for rent for $500 on craigslist. She checked it out and thought it was too big for her but would be a good sized room for me and my boyfriend. When I met the man and saw the room, I said it would be for me and my boyfriend. He said the rent would be $650. I mentioned that my friend said it was up for $500 and he said $500 is for ONE person. Can he do that or is he supposed to rent the room for what is stated on the ad? Is it common for room rates to be higher for more than one person?

Even my own agent is a jerk. We are trying to buy this house-turns out it has termites. The previous owner put in a termite system and we have been requesting the paperwork for this system for about 2 weeks. The seller keeps saying, he'll fax it, he'll fax it, our agent just keeps telling us it's not a big deal (this is our first home and we are poor, we can't afford major termite problems later). Finally, just today, they tell us, they will send the papers for the termites TOMORROW, and suddently our agent is telling us how stupid we are for waiting on the appraisal (which is $300), when we told him from the beginning we weren't doing it until we had these papers. He's saying he had no clue that we wanted these papers and if we don't close by the date specified, it's our fault, our problem. This is the same deal that happened when my mother bought a house 5 years ago. Real Estate agents need some personality training.

When I looked at this apartment the landlord said that he still had some work to do on it before I moved in. That evening we signed the "rental agreement" and I paid rent, deposit, etc. Because the landlord lives in Los Angeles and wasn't sounding very sure about when I would be able to get the keys for move in, he gave a set that night. After checking with him I went into the unit to make sure it was clean..........I have since painted, cleaned the carpets 5 times, put new tile floors in the bathroom and kitcken, installed ceiling fans in 3 rooms, repaired faulty/ leaky plumbing, installed motion sencor lights at the front and side door, maintained the flower bed, redone the grout and caulking in the kitchen and bathrom tiles , installed a new bathroom faucet, replaced a toilet that broke, among other necessary repairs and improvements. Many of the above named issues I voluntarily chose to do for my own comfort and do not expect to get reimbursed for. But I went from paying $495 to

When I sign a contract with a realtor, am I entering the contract with the realtor only or is the contract with the brokerage as well? Several months ago, I signed a contract with a reatlor who posted wrong info about the property, never posted pictures and lost the keys to my house. Needless to say, I called the brokerage and they gave me to another agent. I did not sign a new contract. This agent not quite as bad but it still takes 2 weeks for him to return my calls. I am not in a position right now to be able to review my contract for the next several days but I was just wondering if there is a standard policy of whether I am under contract with the realtor or the brokerage. If I am not bound to this agent, all I really need to do is leave him a message that I will be getting a new agent in a different brokerage or no...? (I'm sure that would seem rude but so is the fact that he doesn't return my calls and has never seen the place)

On christmas eve I was at work, and got a call from my boyfriend that are apartment was flooding, I had to leave work early which caused me to miss out on half a days pay, and holiday pay for xmas (because u have to work ur full shift the day before, xmas, and day after), anyway..the plumper finally got there and showed us the RUST hole that caused our apartment to flood (it was a pipe for the people upstairs water). The whole had been fixed before and several other tenants have had the same issues with there apartments flooding or leaks. So should I ask my landlord for reinbursment for lost wages, which equals the price of rent, so I should either ask for the money or just a month free?

I have a 6 unit, non-owner occupied building in Chicago. I have a studio for rent. Am I allowed not to rent it to more than a single occupant. How about if it is a married couple or 2 family members like a mom and kid, or a married couple thats pregnant? Any one know what limits I am allow legally to keep. I know that I can not restrict occupancy to less than 2 people per bedroom if they are all related. I'm not trying to be a slum lord, I just think its a very small studio and too many people will put too much strain on the rest of the building's ammenities and make the situation worse for my current tenants. Also am I allowed to charge additionall for additional persons??

my boy friend's dog could possibly get him and his family evicted. The lanlord/lease refers to it as an "unautorized pet".

He wants to avoid this by having me adopt it for 2-3 months OR
putting it in a shelter OR having it put to sleep.

i have a back yard. But I need my parents permission to keep the dog.
