Even my own agent is a jerk. We are trying to buy this house-turns out it has termites. The previous owner put in a termite system and we have been requesting the paperwork for this system for about 2 weeks. The seller keeps saying, he'll fax it, he'll fax it, our agent just keeps telling us it's not a big deal (this is our first home and we are poor, we can't afford major termite problems later). Finally, just today, they tell us, they will send the papers for the termites TOMORROW, and suddently our agent is telling us how stupid we are for waiting on the appraisal (which is $300), when we told him from the beginning we weren't doing it until we had these papers. He's saying he had no clue that we wanted these papers and if we don't close by the date specified, it's our fault, our problem. This is the same deal that happened when my mother bought a house 5 years ago. Real Estate agents need some personality training.

Try to talk to the broker, you have to insist that they will get someone to finish the termite otherwise tell your agent that you are not going to buy the house since it s a major problem and they will be no commission for him/her.

I bought a house that had a previous problem with termite the seller had someone to service the house it was $550.00 that she had paid and I could continue the service for as long as I wanted for a fee of $100.00 a year.

Once you have signed a contract with a real estate agent they should be working on your behalf.

Everyone will tell you that you can not sell or buy a house without a real estate agent, yet they fail to get the job done themselves and always have a way of pointing a finger at the seller of buyer when things Go wrong. "IT IS NOT MY FAULT" Most real estate agents don't have clue.

They then wonder why people argue about the perecentage of the sale they get for doing whatever they do.

You should call your agent and tell them that if you do not receive the paper work about the termite system in 72 hours you will call off the sale and seek another agent as well as another property.

From this time forward I would do everything in writing to your real estate agent and place a time limit on it.

I would not speak to the sellers about things I need or want from them, from this point on I would only speak to them through the real estate agent and that being done in writing.

If the appraier is already scheduled, I would call and cancel this also.

As in all fields, there are good and bad. Unfortunately, you were hooked up with a bad agent. I agree with you that this agent should have gotten the termite information right away, especially since you told him that you wouldn't have the appraisal done until you received it. I am surprised that your lender would let you wait on the appraisal, though, since it is an integral part of the loan process.

As for the agent telling you that "if we don't close by the date specified, it's our fault, our problem," it is true that it's going to be a problem. What the agent should do is write an amend/extend for the contract to extend the closing deadline. He/she can explain to the other agent that you were waiting on information from the Seller, and you didn't receive that for 2 weeks. This is a very minor item that can be handled rather easily.

When you receive the information on the termite system, call the company that put it in, or a similar company, and ask them how reliable this system is. If you are unhappy with the response you get, cancel the contract under the Inspection Clause. Then go get yourself a different Realtor. Interview 2 or 3 first, and go with the one who makes you comfortable and is knowledgeable. Remember, the Realtor works FOR YOU, not the other way around.

PS - As for loveholio (nice name btw), it's not nearly as easy to become a Realtor as you are implying. And the money's not that great, either. We have a lot of fun in our business, most of the time. Other times, deals are blowing up on us and we have to calm down all the parties involved, and sometimes we have to deal with morons like you. If you think it's so easy, and the money's so great, why aren't you doing it? Next time, maybe keep your inaccurate comments to yourself.

I can't agree more with you!!! I have to work with them all the time. They abosulutely do need personality training! :) I like that.

Your agent sounds like an Ego maniac and can't own up to the fact that he/she didn't get off their a** to go pick up or deliver the termite info asap. That can cause a delay in escrow. Sorry for your encounter. I am an agent so I apologize on behalf of all the unprofessionalism out there. sounds like he's trying to force you into the sale....don't do it...termites can be an expensive pest to get rid of. Find a different agent and be specific about you expect from them...they should want to listen and produce results as their paycheck is riding on them closing the sale!

There trying to force the sale. Stop calling them for a few days and let them think you walked, if fact tell him i think you right it will not close and then hang up, he will call you back.

As far as other home go there will be more and better for less. check out this web site it tell how the bubble was made and why it will blow up.

that's funny...

if you look at the minimum requirements to become a real estate agent, you will know that they have to take a few bulls#it courses and pass an exam to get their licenses.

most real estate agents become agents for the big money.

when you combine those two, you can easily conclude that agents aren't the cream of the crop when it comes to professionalism and education.

They need puclic relations training. I had one old biddy actually call me to tell me she didn't like my husband. If I was thinking of using her or referring someone, not after that. She didn't like him because he was asking smart questions.
