The multiple listing service MLS has a feature that does comparable sales and rents. Have your agent (with you present) perform the comparison. I do it in 5-10 minutes. You should restrict the sales to within 5 years + or - of the year built. Wider construction will put you comparing 1986 construction to 1994 construction and they are not comparible. The best comparision will be sales within the last 12-18 months. For rents you should restrict the rents to within 5 years + or - of the year built, not as critical as sales so you can sqeeze 7-9 years. Try rentals in the last 6 months and add 3-6 months until you get a comparable rent you are satisfied. I don't like going beyond 12-18 months of rent because I raise rents 5% every year.
