Does anyone know if it is possible to buy a home after filing bankruptcy (we had it dismissed) and doing a short sale on our house? Our credit mid scores are 660 and 690, we make good money (over $100k) and have been on our jobs for awhile. We tried to get a loan and were told no one will give us one; but when I read around it looks like it is possible. What is the truth?

I have an apartment that I didnt pay a deposit and didnt pay for the first month. I thought I could handle the rent but now I know I cant. My rent is past due, I have no credit history except for my student loans for going to school. Im not sure what I should do because I want a cheaper apartment. Would it hurt me if I just left and if so could I find another apartment.?

Let's say that I buy a manufactured home for $35,000 and put it on 1 acre of land. When everything is said and done, what do you think the final price and monthly payment would be if I had it financed for 30 years? This is, of course, including builder fees, shipping of the home, land and what not.

I'm in Virginia if that's important.

Payments behind 9 months and still in home. Received notice of default 3 months. I want to surrender property but ex-husband is the primary borrower and wont cooperate with lender. He has not signed the papers he was served and the lender has been trying to reach him but he wont respond. I live in the home and will be leaving next month to rent a cheapr home. Payment is $1900.00 which I cant pay. I understand that I have not paid my debt and want to give the property and home up. Can I do this without his consent. He does not want the home and I cant afford it on my own now that we are divorced. I feel awful and just want to surrender it or try to sell before they have to sell it at an auction. Do I have any right to do this?

My parents have a lot of trees on their property, and some of the limbs break and fall off during storms. They frequently fall on a neighbor's property. I was wondering if anybody knows who's legal responsibility it is to pay to clean them up. A source would be useful too.

I was in a contract for a brand new home when it was discovered that the exterior brick was sub-standard by a licensed real estate inspector hired by me. I was informed by the builder that the brick was made that way and was warrantied by the brick company. The builder neither agreed or disagreed that the brick was sub-standard but stated that he was not replacing all the brick. I refused to close and he agreed to return the earnest money. (I haven't seen it yet) I was then informed by the mortgage company that I am still responsible for the appraisal even though I'm not accepting the house. My question is shouldn't the builder have to pay for the appraisal since he was the one that defaulted on the contract?

1. Are a US citizen (born here)
2. Are a legal US resident (born in Mexico)
3. Are a US citizen (born in Mexico but naturalized in US)

Sounds like a silly question, but I have heard that a US citizen cannot own property in mexico. I don't believe it.

We had our house up for sale, we accepted a contract on it saying that the buyer had til on or before 9-29 to close on the home. 9-29 came and went and our realtor said that the loan company was tying up the paperwork. He said he called them directly and they said it was out of "Underwriting" and that he had received a copy of the "commitment letter". Our realtor says he has had the buyers "commitment letter" for one week and a day. As of today we are no closer to closing on the home. They (being my realtor and the title company) keep saying that they are waiting on the mortgage company to finish with it and send them the packet they need to send to the seller to sign off on. What I dont understand is why this has taken over 30 days and why we are no closer to closing this week than last week. Does anyone have any ideas what the problem could be? If you need more info and feel that you can shed some light on this please feel free to email me at bdogz6@yahoo.com

I am in the process of either purchasing a house or some income property (7 - 10 apartment units). I know of all the good that comes with buying income properties. However I need someone to play devil's advocate and tell me of the downside of being a landlord. You know things to watch out for, what can I expect, things like that.

Thank you in advance

My uncle C died leaving no will. The deed established that he had a right of survivorship. He had no wife, no children, both parents are deceased. The property therefore becomes heir property being divided among 5 remaining siblings or their children. Question: How can the heirs claim the property without going through Probate Court. I've heard of an Affidavit to be presented to the Chancery called Identification and Suvivorship. What is this?
Thanks

I remember reading a real estate text book it said that is against the law asking these kind of questions. But right now I am workin at a real estate and I hear the agents ask these kind of questions is it illegal?

how many loans to do process a month, how many go through.
How many points does your company charge, and finally, what is your percent?

Thank you.

FYI, this is a field I am thinking about getting into, my cousin does it and does pretty well, and will help me get started.

Who does the mortgage lender disburse the loan to. From my understanding, the lender direct deposits the loan into the buyers (borrowers) bank account. Then the buyer cuts the seller a check. Is this correct?

I have a question on how real-estate works out, im having alittle problem understanding the concept. Basically if you purchased a 100k home you use a mortgage broker to offer you the 100k loan for the home. Then through out the mortgage your paying off the 100k and then interest. Ok, I understand that part

What I don’t understand is, lets says you want to sell the home your in, the home cost 100k and you decide you want to sell it, you can’t sell it for profit so you settle with 90k to sell home. When you sell it for 90k, all the money goes to the mortgage company to pay off the principle of the home? Would you then owe 10k to the mortgage company or would that have to be covered by the buyer. Im alittle confused if someone can explain in layman's terms. Thanks.
