Let's say that I buy a manufactured home for $35,000 and put it on 1 acre of land. When everything is said and done, what do you think the final price and monthly payment would be if I had it financed for 30 years? This is, of course, including builder fees, shipping of the home, land and what not.

I'm in Virginia if that's important.

Suggestion: Try to buy Real Estate...not something that depreciates....

Buy land and build a house...you'd be so much better off...it wil appreciate over time...where as the manufactured home will not.

The modular builder i represent says the costs are between $90 and $130 a square foot for the building engineering and foundation. The land is extra. An easy way to approximate your payment would be 7 time how many thousands you are borrowing. ie 135,000 equals 7x135 or $945 aproximately. All this is dependant on credit score amount borrowed interest rates, LTV you get the picture

first yes its important,, virginia is a commonwealth,, which charges taxes on anything and everything,, you may pay alot more due to some of their extra taxes,, if you think you can get a new manufactured for that much you mustve been searching on the moon !!! depending on where you are and the manufaturer and model of your home makes a big difference and the ammenities that are included ,, check out some of the sites for manufactured and modualr homes,, some range from 50,000 to 120,000 and from 1100-1600 for single wide and up to 2500 sq ft or more for a double,, i have heard they came out w/ triple wides but ive never seen them,,, shop around and get the best deal,,,,
