Go to your area zoning commission and apply for the change, Bring facts,
documents, pictures, any thing of any benefit to you. Cite other commercial
zoned properties in your area. I'm serious here too - where I live, envelopes
with money stuffed inside helps .

Please do not try to bribe any public official. Check with planning staff within the city/County (Parish). Often the city will have maps of the actual zoning and general plan for the specfic location and this will determine what staff can support.

If you have water and sewer and other infracture and the area lends itself toward a different use, you may have a good chance.

Other such as civil engineers may also have the experience asssiting in the application for a zone change.

THAT DEPENDS ON HOW WELL YOU CAN HANDLE THE ZONING BOARD. THEY THE ONES YOU HAVE TO TALK TO TO DO THIS. IF YOU ARE TRYING TO ZONE COMERICAL IN THE MIDDLE OF A SUBDIVISION FORGET IT.
