Hi, I started getting interested in HUD homes so I can live in one. But now, I'm seeing some real advantage$$ in reselling one. Can I resell a HUD home in less than 6 months? Should I get or do I need a real estate license to do this? Do I need a lawyer present for buying a home? This will be my first home ever so I'd love any advice and greatly appreciate answers to my question.

I just started out real estate. It seems hard to get my first listing? How can I talk them into it convince them or even have them if they change their mind they should come back to me. How should I start out and explain every detail to them. Please help!

Finally want to make an offer on a unit in a new loft condo. The unit is now at the asking price of 209k , it has been on the market for about 300 days now, yes just a few more months and it will be a year. Out of the 97 units they have they have still 27 units most the same size . They have no sold a unit in a month, we orginally went to see them over a month ago and the avaibilty was still the same this past week.
We reserached and the other units the same size and price range so0ld from 197k to 204k before they started offering 10k off any unit.
In my opinion the new offer range would then be between 187 and 194.
We were told that they are REALLY looking to sell and want to move on.
IS 185k to much of a low ball offer, or does it seem about right?
Going tomorrow to make an offer..I would like to keep the price between 185k-190k

I am doubtful I will have any luck here... however.. I thought I would try. My husband and I have moved from Southern California to Las Vegas NV and we don't like it here at all. Well... let me be more clear... I don't like it here at all. The stress of the move, and my general depression about being here, I think is causing havok on my marriage and I am becoming more and more depressed.

I work from home, and as long as I have an internet connection... I can work. My husband has plenty of experience, and in a few months we can have enough money to move somewhere else.

However... we are in a year lease here.

Is there anyway I can get out of it early, or do I really have to be stuck in this transient dung heap for another 11 months???

I need to advertise the companies new apartment off studio rooms. It is a residence for students only and the cost is £140 - £180 per week. I have 300 rooms to get filled by november. Any ideas or suggestions to go about it?

It is in Angel and the rooms have spectacular views, it is monitured by security over night and the company is very selective on who gets to stay as it has a very good reputation and high levels off standards.

The company also accepts bulk bookings. For example: If a Uni wanted to booked upto 30 rooms for however long they wish too then an arrangement can be made.

I am open to any ideas, suggestions, experience or offers to help me accomplish this task. Even if you don't thinkits worth mentioning, Im all ears as every single bit off information made lead onto something big.

We are trying to sell our house, has been on the market since the middle of July. It is listed on the MLS, and realtors personal website with photos that he took. The description isn't the best, suchs as "House shows well." It was listed on realtor.com with no picture and it took several phone calls, emails and US finally contacting realtor.com for him to finally put the picture of our house on realtor.com. We had to request a newspaper ad (which he hasn't done yet), open house, literature box to put the color ads in that we made and paid for. He takes his time and is not aggressively selling our home. He tells us it's not a good time to sell, yet he just now listed a house that he owns 2 streets down. He only emails and sends paperwork in the mail. Not personable at all, all for a 7% commision. We have had nothing but great feedback of the house, it's the location across from a apartment complex that is negative. We really would like to move out of state by winter

I have never had anyone come out and see for sure, but I have found a baseboard that was eaten away. The footer behind it is solid as steel however. I also found what I THOUGHT was a crack that turned out to be a path eaten through the PAPER on the sheetrock. In the process of remodeling, I have checked studs etc and everything seems solid. IF this is termites, but damage is not severe, what is a reasonable discount to give the potential buyer as compensation? Should I knock 5k off the price? Similar homes are selling between 88,000 and 98,000. I have installed new carpet, laminate floors, ceramic tile, 2 complete bathroom replacement. Will the upgrades and improvements offset the extermination process? Should I just stick with market value?

I just moved out of a home that I rented out in Royal Oak, MI
She is a "friend of a friend". When I moved in she promised me repeatedly to paint the walls, and move a couple of furniture pieces to th basement remove, her clothing from the closets. She never did any of it and her reason is that "it wasn't written in the lease". I emptied the closets and put everything into boxes when I moved in. On top of it, the walls were full of nail holes, the bathroom closet door was broken and the mirror on it was cracked. The shower drain was clogged, and the drain didn't work properly, the house smelled like cat urine, and I found cat poop in the basement, the toilet and washing machine leaked because the were about 25 years old and because of it, my water bill came out to $200- even though my usual water usage is $50. She won't give me security deposit back even though the home is in better condition than when I moved in.Does the home owner need to qualify or something before renting out?
