Make it attractive for a potential buyer. Have your realtor put something on the feature sheet about you covering closing costs for your buyer. Be creative. Find a good mortgage banker who is willing to help you sell. They can put a sign in the yard saying "Own this home for $700/month" or whatever it works out to on an average loan for that price. People drive by saying "wow! I pay $700 a month to rent my little apartment and I could own that house for the same payment!" etc.

If you're not using a Realtor... GET ONE. Realtors can advertise your home in more places then you could ever imagine.
A few weeks is not bad at all, I don't know what your current market looks like, but homes in Northern Michigan sit for sale, for months, some even years.
Don't mess around with price, list it at what you and your Realtor think is fair, not what you WANT.
Good Luck

If it has only been on the market for a few weeks and you already had a contract it sounds like it will move again now that it is on the market. The surest way to sell a house fast is to reduce the price, but only do that of you get to December and it is still not under contract.

As a last resort and only last resort, rent it out until sold. You'll break even and get a tax deduction.
Meanwhile, check out a realtor or such services as buyowner.com
e-bay the house is also possible.
finally, there are alway people who will pay you cash and close in 1 week or less. But, be aware, chances of you being offered top dollar for your house may be slim.

in today's market no matter what a RE agent will tell you, the press and TV all are saying its a down market and a buyers market,
so either drop the price or sit for awhile no one right now is going to pay list price for a house
