Could someone find me a lawyer locally (zip code:95835). I want to rent out my home and want to know if I am legally doing what I need to. I would like to speak with a lawyer directly. Also, if you could let me know their office hours, it would be appreciated.

I'm not a lawyer, but with many years of experience as a landlord I'd strongly suggest that you hire a property manager. Typically it will cost you 10% of the total rents received but a good PM is worth his or her weight on GOLD!

You don't need to worry about doing things legally, finding tenants, making repairs, collecting rents or evicting bad tenants. They have quick and easy access to credit checks and will vet your tenants for you. They'll give you an accounting at the end of the year that will make filing Schedule E with your taxes a snap. Of course, the cost is tax deductible.

I tried to self-manage my first rental. It was a nightmare. Even though the PM costs a bit, my overall costs actually dropped with a PM as I no longer had to take time off for work to do repairs or handle an eviction. And any good PM has tradesmen on contract at a much lower than market rate, as well as handymen on staff to handle simple repairs like bad light switches or clogged drains.

If you're going to be an absentee landlord or just hate those 3:00 AM calls when the water heater takes a dirt nap, a PM is the ONLY way to go!
