list it with a realtor. Even though there is a charge it's well worth your while as they do the background check and credit check to before the new renter has ample income to make payments. If you pay them a little more they will take care of all other matters for you (like if the ac or heat fails the realtor will call maintenance for you).

I've always used a realtor...they do the screening and showing for a small fee. Always seem to find a good tenant quite rapidly.
