You don't have to sell your house, the contract is just so you don't list with another agent or sell it yourself in the next 6 months (I think that is the length of time). People take their houses off the market all the time.

Call him and talk to him. There should be a clause in the contract if you change your mind about selling. However, there is also probably a clause in the contract that if you sell your house within x-number of months after you terminate the contract you will owe a fee. (This is to prevent you from getting your own buyer and trying to do the agent out of his fee).

Simply tell the Realtor you want to cancel the contract. You have that right as the homeowner. Don't let them tell you differently.

Probably not, but you can explain your situation to the realtor and see.
The problem is that the realtor has spent a lot of money on ads, multilistings, etc promoting your home. it's not fair to them to just change your mind for no reason.
