My husband and I found a perfect house, put down a deposit, have a signed offer letter, and went through the inspection. The inspection found three small things, one of which is the replacement of a foot-long section of tubing/pipe between the oil tank and the boiler. The issue is simply that it's underground in that section, and to be up to Massachusetts code, it must be above ground. Since the owner is a plumber and did much of the work on his house, we thought nothing of asking him to fix that one issue before we signed the purchase and sales agreement. Instead, he has flipped out at our suggestion that the house is not 100% perfect, and is threatening not to sell. Since we do have a signed offer letter, do we have any legal standing as far as putting the pressure on them to sell?

I'm interested in buying a property in America to rent out to get my foot on the property ladder out there, with a view to later relocating to the US in a few years' time. I'm an American (dual citizen) living in the UK, but am unsure whether it would be better to borrow money from a mortgage lender here in the UK (which would probably be easier, but the interest rates are high), or go with a mortgage lender in the US (where interest rates are frozen for the next 5 years, but I would have to deal with sending money overseas every month if it isn't rented year round). Does anyone have any experience with this? And what kind of deposit is usually needed on say a $200,000 mortgage? Thanks in advance for your help!

Which Insurance company has been allegedly defrauded by Mr and/or Mrs Darwin, the chap who recently turned up after a canoe accident some 5 years plus ago?

I work for a supplier for several major UK Insurers and often curious as to why they also avoid publicity when they are victims of fraudulent acting customers, banks are the same... Good on the Insurers in this instance and wish them well in their recovery attempt!

Hi, i was looking at some of the portfolios on Investopedia for some option investors and i found one that said the guy had a put option position for AAPL with a strike price of $30 and a gain in total of $2.2 million. How is the premium so high? i though it was based on the instrinsic value and time value among other factors. For a put doesn't the underlying asset's price have to decrease in value in order for the option to be in the money?

the link for this investor's portfolio is:

There's a property in my area that I would like to buy. It is in a very up and coming rehab area, a lot of homes in the area are being remodeled. The home needs new plumbing and drywall, so I know I can't get an FHA loan because of their requirements. For conventional, am I going to have a problem getting a loan on a home that needs extensive work done? I have enough for 5% down. What mortgage companies offer programs for homes that need work? Thanks.

They accused me of having two dogs (which the owner is full aware of and even included in the lease.) They also accused me of letting my dogs roam. ( I NEVER allow my dogs to leave the house without a leash!) Finally they accused me of not cleaning up after my dogs. ( I always carry bags and use them every time without fail. Shorty after moving in a neighbor was driving out when she pulled over and said that in all the time she has lived here she has never seen someone walking their dog with a bag in hand.) These are TOTALLY FALSE accusations. What can I do???

has two departments, Bath and Kitchen. The company's most recent monthly contribution format income statement follows:
Department
Total Bath Kitchen
Sales $ 5,000,000 $ 1,000,000 $ 4,000,000
Variable expenses 1,900,000 300,000 1,600,000
Contribution margin 3,100,000 700,000 2,400,000
Fixed expenses 2,700,000 900,000 1,800,000
Net operating income (loss) $ 400,000 $ (200,000 ) $ 600,000

A study indicates that $370,000 of the fixed expenses being charged to the Bath Department are sunk costs or allocated costs that will continue even if the Bath Department is dropped. In addition, the elimination of the Bath Department would result in a 10% decrease in the sales of the Kitchen Department.

Required:
If the Bath Department is dropped, what will be the effect on the net operating income of the company as a whole? (Input the amount as positive value. Omit the "$" sign in your response.)
__________ in overall net operating income $ ____________

My lease expired in 2005 and we have been month to month since then. We should be out by the 26th and am willing to show after then but they want to show this week. My mother in law and baby are here all day and I am not comfortable with strangers coming in ..... they could be potential robbers for all I know! I have told them already that we aren't interested but they just left a message and said they want to show the unit this Friday. WTF! To top that off, I mailed the notice w/our rent check for this month and since they got it on Dec 5th they want us to pay rent till January 5th! I am not too happy about this. We've lived here for 3 years, never had a complaint against us, never been late on rent and have never had a check bounce. What can I do?!
