I love the house, area and the huge yard. The plumbing needs re-piped, needs a new water heater, kitchen and bathroom need updated.. but most of all, it needs new carpet and a fresh coat of paint.

This is a bank owned home. The after repair home value would be appx 80k (comparable's). Should I get estimate's on all of the work that needs done and negotiate (including the cosmetic work)? Since it's a bank I don't know how negotiable they'll go.

Should I include the inspector's report with my offer?

Hi im 21 years old and im kind of going through a mid-life crisis right now lol. Ive been working at this job for 5 years now since i was 16 but I see it going no where. Like the other day i felt like just walking out because im just so sick of working there. I applied for this job and friday and ill find out monday or tuesday if I got it or not. I really just dont want to be like all the other guys at work they all like high 20s and up working at a dead end job. I want to put in my 2 weeks notice and start looking for a job already. I know your not supposed to quit a job intill you find another one but I just cant take it any more. If anyone has any advice at all I would really appriciate it thanks.

I got this idea, since I'm only 15 and i can't buy stocks(not that I would anyway), to withdraw money from my bank in american funds (RBC) and wait till the canadian dollar drops and exchange that money for canadian money, thus making profit.

I would love to quit my low paying job, to be home with my daughter. I would love to start a home-based cake decorating/bakery out of my home since I can't afford a store. I discovered running one is illegal here. But I come across a few people who whip out their cake portfolios and try to sell you their services anyway. I'd like to make birthday cakes for maybe friends of friends and just have them pass the word around that I can bake custom cakes. Would you still do it and try to keep it low-key or just forget your dream?

I am thinking about buying a house in Colorado. I met the person representing the house seller. He says that he represents the seller and is biased but he also baguely proposed that I could change his status to a transaction broker for a neutral position. Is this a good choice to hire him as my broker so that he can be a neutral transaction broker? Its my first time buying a house, so I am skeptical and cautious. My credit score is 702 and I pay off my credit cards every month. I called VISA to see if I can get an increase in my credit limit and they denied me. They said the reason for the decline was ACCOUNT ULTILIZATION. Does anyone know what that means.

I will be a 1st time home buyer that is participating in a program with no money down, no closing cost and i can buy down my interest rate etc. I want to take advantage of the fact that this is a buyers market. I live w/parents and i'm saving money, i have no debt, i have a fair to good credit rating. I'm a parent and i need a home of my own. I want to buy a home before January? I also want to purchase rental property to supplement my income. In my city there is a very high demand for section 8 housing. I'm in property mgmt so i have the experience and contacts for landlord/maintenance issues and I love property mgmt. Next, should i purchase a home to live in buy August? Is this realistic? Or too risky. With the hopes of eventually buying several rental properties should i use my personal credit? Should i treat this as a business and get a tax id #/license and keep the properties seperate from my personal history. Your advice/experience is very appreciated!

i am starting a business. if i spend $600 i can buy a program that will allow me to print checks so people can get their income tax money back on the spot.

if i spend $100 the program i get will only allow me to file unlimited taxes..

i do plan on heavily advertising so do i take the risk and spend more money>??

I have about $20,000 to play around with and I do not need this money to stick away in a 401K or an IRA as I already put money in there. I would like to put this money away in a Vanguard fund and let it sit for 15/20 years and then have some fun with the money. What would be the best funds for tucking this money away? And the most efficent for tax purposes?

The stairs are cement and it's cracking on a single stair. I recieved a letter from my HOA to replace or repair in 30 days.
The stairs are a common area are they not?? I'm under the impression they are responsible for common areas. They say I am responsible for the stairs because I'm the principal user. So what?? The postal carriers, UPS, pizza deliveries, kids in the neighborhood, anyone wanting to see me at home for many reasons, I believe the stair case is the HOA's responsability to keep repaired. Anyway the stair was that way when I bought the place 7yrs ago and it's fine, it just looks shaky.

Please only answer this if you know what you're talking about.I have a fixed term rental agreement in the state of Hawaii. According to the lease, after the fixed term ends on August 31, it will become a month to month agreement and we would be required to give 28 days notice prior to vacating. We informed out landlord that we would be vacating on August 31 and now he is trying to say that we owe him for September's rent also since we didn't give 28 days notice. Doesn't a fixed term agreement end on the last day of the agreement (August 31) and we would therefore not be required to give 28 days notice unless we stayed until September 1? Trying to avoid going to small claims court. Hawaii code if you really wanna help me out with understanding this. http://www.hawaii.gov/dcca/areas/ocp/landlord_tenant/
In addition, he notifed us that there would be an increase in rent on August 15. Doesn't that require 30 days notice to implement?

Ok my husband and I have had some major financial set backs these last two weeks and the phone company and cable company said they are going to disconnect it tomorrow. I will have the money on Tuesday but they will not wait does anyone have any suggestions as to what to do? I know I should pay my bills on time but we have had some major set backs.
