If I understand your question correctly, the landlord refuses to renew your lease for one year, right? Or does he want you out of the dwelling completely? Anyways, when you moved in, your lease should say something about giving notice to move out. For most contracts, once your lease is up, it normally renews month to month; which is 30 days. You don't normally renew for another year. The one year lease was signed by you and the landlord as a security so that you don't leave before the year is up. But landloards can also give you 30 days notice to move out as well. They don't usually do this unless they want you out. Some will be nice and not evict you for breaking the rules by simply giving you notice to leave. And it may not be you, this includes all persons living with you including all guests. Where I live in California, they do have this right and they do not need a reason. You could also ask the landlord for more time to move out; this is normally not a problem. And another thing you could try if you have children, is to contact "child protection services." Explain to them that you have kids and the landlord wants to put you out and you don't have time to find a place because you are working during the daytime. They might postpone or even stop the process to protect the children. They don't want to see a family with kids put out on the street.

The landlord absolutely has the right not to renew the lease. Some leases have a provision though that requires 30 days written notice PRIOR to the end of the lease that it will not be renewed.
