The seller has came back after his real asking price of $49,000. Says yes he will pay the closing cost if I will pay 53,000 for the house. He says the house should appraise for the 53 amount. Do I go to the bank and tell this and see if they will up my loan or do I shop eles where for a house. My agent said go ahead with offer. It would only change my payment $6 a month. I'm thinking of the 30 years here.

I'm giving my 60 day notice to my landlord today. I don't expect trouble as he would like my apartment vacant so he can charge the next tenant more (it's allowed by law in Ontario). I just don't want any trouble...so I'm putting my more vauable stuff in public storage. Any tips or experiences to share?

Am I a canidate for a home loan?
My husband makes $45,000 a year (We have a 6 month old so I stay home)
We have $1500 in credit card debt (due to Christmas shopping)
We owe about $6000 on both of our cars (combined)
We are looking to spend no more than $150,000 on a home.
Should we try to get pre-approved now or wait untill we get some of our debt paid off? We want to be in a house by this summer and have found a couple of houses we are very interested in, but nobody seems to take our house hunting seriously without a pre-approval

I've noticed a couple of listing that state 2 bathrooms in the listing and then in the comments it states extra bath in basement. I've also seen that for bedrooms as well. Do they not include whatever is in the finished basement towards the square footage, total bathrooms and bedrooms?

Im renting a home and the fire place may or may not be working. The Landlord says he cleaned the fireplace (swept up the ashes) However if I want to use it I am responsible for paying a chimney cleaning company because he has provided a new furnace.

I think that I am responsible for the continued use of the fireplace. It is in his best intrest to have a professional clean it before I move in. I have never used it so why should I have to pay for it. Who's right and what might the law say about this?

Scenario: Southen California home brand new selling for $572k

I got it for $550k plus $20k incentives.

I'm trying to renegotiate for closing costs but the builders say no. After stating no I'm not interested..3 days later they want to discuss again. They say they want to "help" and figure out how to work it out. I still insist on closing costs. I'm not sure what they mean by "helping" us when they do not agree on the closing costs. It seems they want to figure out the costs of what we'd use the 20k incentives for and see if there is any left over for closing costs but with all the upgrades I want, I don't believe there will be left over for closing costs since I want upgraded flooring and landscaping in the backyard.

Do you think it's still a big possibility they will succumb and just agree to the closings costs even after figuring out these calculations they want to do? Does it seem they still need my purchase at the end of the day?
They know I'm a serious buyer too!

I just read that Sand Creek Country Club Homes are going to be paying over $7,000 in Property Taxes!!! My question is, why aren't these rich folk getting an attorney to fly directly to washington DC and try to pass some kind of law that would make it illegal for states to charge outrageous taxes to home and business owners and others? If you are waiting for local corupt politicians you will be waiting forever. TO ACTION PEOPLE!!! Don't let them do this to you!!!

if someone wants to sell their house which contains a granny flat they now have private tenants in, what do they have to do. how can the subsequent owner get rid of the tenants?

I'm assuming they don't let everyone do a reverse mortgage - what are the DISqualifications?

In short:
Senior inlaw CA house value: 700,000
Mortgage consolidated with cc and other debts: 400,000
These people are still racking up the debts

When father IL passes on, mother IL wants to do a reverse mortgage so she'll have money to live out the rest of her life. She was told she just has to hit a certain age. She seems to think the house will be left to us, but we doubt there will even be a house.

But would she be qualified? Wouldn't they not allow a reverse mortgage if your debt was too high?? Thanks!

My builder is giving $5000 towards closing. Interest rate is 0.125 to .25% higher.

On what all stuff we can negotiate with mortgage lender.

I'm dealing directly with Builders Mortgage company, my Credit Union and one other lending company.

There seems to be not much difference among them when I compared GFEs. So, is there any scope of negotiations?

My friend and her boyfriend broke up in April of 2007. Her boyfriend signed a document releasing her from being tied to the lease at that time. She moved out, and her boyfriend stayed in the apartment alone until the the lease ended in September of 2007. Now, a collection agency is trying to collect $250.00 from her for damages/cleaning costs for the apartment.

Wouldn't her boyfriend alone be responsible for the cleaning costs? Should she dispute this debt? Or is their some weird law indicating that everybody who stayed in the apartment is responsible for cleaning costs even though they didn't stay for the duration of the lease? The apartment is located near Phoenix, Arizona. Please advise.

My tennent has left (lease ended and they moved on) and my building is now vacant. I am pretty sure that I will have a new commercial tennent in a few months. I'm in talks with a few people and one is very likely to take it. But even if I end up waiting a long time I am unconcerned.

For the safety and security of the premises what should I do?

Is it wise to cover the windows up so passers by can't see everything inside?

Its in a well lit, downtown area. But I have seen people cover windows up before so I am curious to know if this is a good idea and an important thing to do.

Any advice would be greatly appreciated.

I don't want to use my cash. His mortg. is $1.3MM, My offer is $1.1MM. My current options are: Gift, Assume his mortgage with $200K "down payment" from me. Need help to save cash.

I am thinking about going into real estate investing. I dont know a hole lot about the subject, I want to know more but dont know where to start. I was thinking about buying appartment building with like 3 or 4 units or doing a flips, or even buying a house and building up the basement an renting it out and living in the house myself. Any suggestion on how i could get started, or even learn more about the subject?

In general, if you rent an apartment are you allowed to drill holes in the walls, etc in order to hang a plasma tv on the wall? What are the general rules to follow with this kind of thing? THanks

the bank foreclosed on our apartment on the 21st of december-we just found out today-our lease does not end till april 2008-we found out our condos were foreclosed by the HOA-the lady was nice to inform us-the owner split- well i was wondering when will we be getting our eviction notice? and how long will we have till we have to evacuate the property-someone told me 3 days-whats the process-im worried considering we have children-this whole situation is a mess!!

Does anyone know a specific difference, or a ball park figure for the difference in a loan once it goes to a commercial investment. I'm looking at a 3 unit building and a 2 unit building right next door to each other. If i both both I'll I think I might need a commercial loan? Is that correct.....any help would be great!

an automatic stay has just been lifted for our rental property and we have to ;move. How long before the landlords can put us out on the street. We have found another place but cannot move in until the 15th. Do we have time? Do they have to start the eviction proceedings all over now?
