Renting & Real Estate - December 2007

I began by subletting, w/o the apt management's knowledge in Sept. 07. In Dec. 07, it was time for lease renewal. I filled out the application, and signed the work history documents that were faxed to my job, however, I never received word back from the apt. management. I never received a phone call, saw any documentation, nor met w/ the apt. management. My roommate however told me that I was on the lease. I just recently found out that he forged my signature on the documentation (that I never saw)! I have no idea what terms/conditions he agreed me to. I no longer wish to live here, for that reason and others. Do I have a case that will allow me to legally get out of the leasing contract (that I never saw!) w/o penalty? Any help would be lovely! Thanks

i'm looking for houses to rent soon and one is fairly cheap ($495) per month but it's only 400 finished sq. feet...that sounds pretty small to me..

do you think it'd be worth it ?? 1bedroom and 1 bathroom and it'd be 2 people and 2 cats living there if that matters.

thanks.

I used to see ads in the paper a lot for sleeping rooms. It's not an apartment; it's a room within someone's house. I think it's kind of an old concept. They were for single people like old maids who wanted somewhere to live, but couldn't afford an apt. I moved back to my hometown and have had trouble finding enough work to afford an apt. I have two part-time jobs, and could afford a sleeping room. I could have my meals with the owners or cook on my own. Yet, I've been checking the classifieds, and don't see any listings. What happened to sleeping rooms? People surely still rent out parts of their houses these days, right? I know people who live in the upstairs of old houses, but those are apts., and are pretty crappy. Should I place my own ad? I'm just sick of living with my family. I'd rather live with strangers.

Our lanlord has defaulted on their mortgage and was served a summons. It has not yet gone into foreclosure but is in the process. Who do we send our rent to?? We have not gotten a straight answer from anyone. We have a lease agreement until Aug 2008. We are 4 young adults who have never been in this situation before. Any advise. We don't really have money to get an attorney. Do we start a third party bank account at the bank that the morgage is thru? When do we stop paying the Lanlord? Please Help!

I have moved my current apartment on May 07. We have found some roaches when we have moved into this house. One tenant who was stayed downstairs vacated his house. One new tenant had a visit on that house and he found some roaches on that house. So he complient to the Manager. Later they came to my house and they did the exterminating process for roaches. Then I have got a notice from my apartment manager saying that " I am the responsible for all charges associated with exterminating my apartment, other apartments and the hallways of the building". Also he mentioned on that notice that "My filthiness has resulted in roaches going into downstairs apartments and in the hallways of the building".
Also I have heard from my upstairs tenant that the management office put 400$ charge for the same reason on June 07.

What can I do? Can I call the police to resolve this issue?

I need this info because I am planning to appeal my property tax amount. I bought my home in 2005 and it is obvious that the values have dropped since; but instead of dropping them, the assessors office, keep increasing them. I have contacted them and there is a form online that we can fill out if we want to appeal. But I have not been able to find a website that gives me info on comparable homes sold as far back as 2006. Does anyone have any suggestions?

It's a upstairs/downstairs duplex. The downstairs unit has a side yard and a patio (the patio fenced on 3 sides, but allows access from the side yards). The items were on in the side yard.

an offer for the full price (i.e. the lower price with the 3%)? I wrote to her but typical, she never writes back or calls back. What should I do? I've had it listed since August 2007 with ZERO offers.

I'm not on the loan (1098) but assumed all costs of the mortgage.
Based upon Reg § 1.163-1(b) I can claim mortgage interest on the loan eventhough I'm not on the loan.
Since selling the home a few years ago, I don't have my statements showing proof of payments.
If the person on the loan(1098) writes a letter and notorizes it stating that I've made on payments and is allowed to claim said deductions, would this be good enough.

I just had a problem with the realtor calling and asking if she could show the house, when I had plan to have company over and I said it would not work out at this time because of my company. She called my landlord and the landlady gave the promise for them to show the house any way it that legal?

When buying a home, if you are financially able, is it better to pay for the home in full, or would it be better to make payments even though you have the funds to BUY the house? My wife and I have come into a large some of money and are going to be moving in the next year. Anyone have any good financial advise out there? We are looking to spend anywhere from $175,000 to $250,000.
