I am closing one house on 31st and my Closing attorney recommands me to take Personal Title Insuarnce ? My question is , Is Personal Title insurance necessary ? I smell something fishy here, does attorney get something if i take personal Title Insurance.

P.S I am first time home buyer.

solicitor may have taken 10k less from us, but no solicitor does that without illegal reason hes saying hes charged us or dealt the house at 10k less but its all looking like fraud day by day. dad said its under the table money. whats this mean

I have been living with a friend of mine for the past month, bc I am doing a dental assisting externship and am not getting paid, therefore, don't have any income.
Today we had a falling out over something REALLY TRIVIAL!
and now she wants me out by the end of the month. Since I have NO income, but what I get in child support of 500 a month, I don't think I will be able to get my own place. Because no one will rent to me with no income. I'm pretty sure that my parents would co-sign for me, but even still, I don't think that will help matters much.
I am going to have my kids go live with their fathers, in case I have to crash on someone's couch, or sleep in my car or something crazy like that.
If I were to apply for housing assistance, could I move in somewhere without the income factor?
If anyone has a suggestion for me it would be great!!

Aloha!!! to everyone, I just recently received my license as a Realtor in the State of Hawaii. I have been reading about Property Management. I actually thinking about doing mostly property management due the current state of the market. (For experienced PM's: Exactly what headaches’ has anyone encountered as property managers? What problems did you have? What are the pro and cons? The typical charge for a PM is about 50-70% of one months’ rent to obtain a tenant, then about 8%-12% monthly to manage, right? Just wondering what problems that you ran into. I’m seriously considering going into that market. Your opinion would be most helpful.) I am trying get a insight on what or how the average PM days are like. Does matter how much reading you do or research, having a variety of opinions seems most helpful concering certain subjects. So all would be ver helpful... thanks and Happy Answering...

My wife and I are about to go look at a house, but the price is really low and I'm worried there's something wrong with it. If I ask the realtor if there's anything wrong- no toxic mould or foundation issues or whatever, he has to tell me the truth, right?

I'm in North Carolina, if that helps.

My rental agreement was up on 11/31/07, I found out on 11/26/07, I would be able to move into my new place on 12/8/07, Considering the circumstances that they are remodeling my apt as soon as i'm out, i figured they'd pro rate me even though i didn't put in a 30day notice. Yet i thought wrong, when i contacted them. I was informed in fact i would be responsible to pay up until 12/26/07 30 days from time of notice. This had me agitated so i said ok well my lease is up on the 31st what if i'm out by then? The apt. manager told me thats fine just make sure your keys are turned in by that evening. So that i did, i was out by the end of my lease. although i never put in 30 days notice. they have now sent me a bill for 496.00 due to the fact i didn't put in 30 days notice. anyone know the law? if i'm out by the termination of my lease am i still resp. for 30day notice? or how this legally works? they said its going on my credit in ten days? which is now tomorrow..... not sure what to do here

Hi,
My 3 roomates and I have been looking for a house to rent, and when we thought we found the perfect one, the owner asked us for a "holding fee".
We gave him $800 to hold the place, but he never made us sign any contract or paperwork. The only proof we have are the money order stubs. We later changed our mind about renting the place, because the home owner was very condescending and rude towards us, and we did not want to have to deal with it for the next year.
If we take him to small claims court, is there any way we will be able to get our money back?

I am thinking about building a new home and the weather here is cold/snowy winters. If I do so is there anything I should keep an eye on as far as weather (i.e. they should not pour concrete when its wet, too cold, etc. the wood will rot if it gets too wet and is not covered, ?)

I am buying a house and have to either get a jumbo loan (just over the $417k limit by about $10k) or a 80/15/5 loan(s). If I go the 80/15 route will it still be considered a jumbo loan with higher interest rates on both or not?

Hey there, we're a young family trying to save up for a home of our own but its really hard to save up money each month because we just had a baby and well, it's more expensive than we'd figured originally.
We try really hard to stick to a budget that allows for savings but our savings is not very big and it's slow going.
We have no credit card debt because we don't even have a credit card, but it concerns me that we won't be able to get a loan because we have developed no credit.
We do have student loans but we haven't started paying them back yet.
Any suggestions on what we can do to get into a house of our own? We really want to quit wasting $700/mo renting a way too small apartment when we could own a home of our own, we just have no idea how to go about it.

I live in East Los Angeles, I've lived here my entire life so I'm used to the traffic and weather and everything. However, I've also lived in one house with my parents and sister for my entire life. I'm actually planning on moving out to North Los Angeles (namely Santa Clarita) but I was wondering how much it would cost to actually move out?

I'm looking into renting a one-bedroom apartment with two other people, I looked it up online and the rent prices range from $600-1300 a month. My parents say you would only need about $800 to move out, but I was surprised because I thought the total would be about several thousand.

So how much would it cost to move out into a one-bedroom apartment with two other people in North LA? I'm asking this as it counts for everything: gas prices, food, rent, bills, shopping, etc.

Hi, I have been renting this house for 4 years, Just discovered that this house has lea paint, and asbestos. Can a landlord legally rent under these conditions? If I bring it to their attention to they have to remove it? Can they leave hazardous conditions like these in a rental house?

someone please help me with this . I've been in my house for4 years. I've rented a RugDoctor 5 times an payed for it, but i want to have this carpet professionally cleaned, since it is over 15 years old. Legally does my landlord have any obligation to pay to either clean or replace the carpet? If so can I just deduct the cleaning bill from the rent? How long can a landlord go legally without cleaning or replacing carpet?Thanks guys ur the best!

I have a 2005 AWD Pontiac Vibe in great condition. Problem is, I am a mile-maniac, and my two and a half year old car has 65,000 miles on it. I owe $8,000 on it, and half way through my loan pay-off. (It was worth $22,000 when I purchased it).

Would it be fair to simply "give" the car to my sister, as she will assume the remainder of the payments, so that I, in turn, have the ability to purchase a newer, less mileage car? Or based on age and remaining payment on car, would you say it's worth more than the loan amount and that she should give me cash too?

We bought new from a builder, closed 9/10 and 12/19 he brings up that our deposit was credited twice. This was not discovered at closing. I don't mind paying what I owe, only not being able to finance it or take out a personal loan to pay it. Help!

Living w/ Roommate, changing job location....would it be wrong to move?
So, I recently moved in with my friend of about 10 years (on and off), we've been living together for about 2 months now and I'm already realizing that I'm not really liking the situation as much as I thought I would. I love having her as a friend and hanging out but she just expects me to spend so much time with her....it pushes me away sort of. I mean, she gets upset when I spend the weekend at my boyfriends house, that's odd in my book....

Anyways, my current job is moving, very soon, and it is farther from my apartment....that on top of the complications of living together are pushing me towards the idea of moving....would that be wrong? Would subletting my apartment out be wrong?

I'm not making any decisions now, I just want to know if I'm completely crazy about even thinking aboug moving.

Is it rude to move/sublet your apartment after living with your roommate for only 2 months? Should I just suck it up and accept that this is part of being an adult?

Help please!

The landlord looked at the house once we had our stuff out and the carpet was dirty and had a couple pulls in it from the dogs and had us post date a check to her for $500 to replace the carpet. Is this legal? She knew we had the dogs so she should have charged a pet deposit when we moved in or a higher security deposit. We had to put down a $625 security deposit and $200 pet deposit for our new place, that's why you put it down before you move in right? It's like now she's trying to get us to pay back deposit or something because she made the mistake of not making us put the money down when we signed the lease. She uses the excuse that she had just had surgery right before we moved in and wasn't herself because she was on pain meds and she would have never let those big dogs in that house. I'm ready to put a stop payment on the check, but want to make sure she's not right before I do so.

My daughter and her boyfriend signed a one-year lease for an apartment in June. At the time, they were issued a parking space and a parking sticker although they did not own a car. When new management took over in October, they "re-assigned" parking spaces, and my daughter was told they do not get a parking space because they do not have a car. There is NO parking anywhere on the street, and there is no dedicated visitor parking either. The nearest possible place to park is a couple of blocks away IF you can find a space.

She is currently seven months pregnant with twins, and has been placed on pregnancy disability by her doctor. When I (or anyone else) go to visit her and help with grocery shopping, etc, there is nowhere to park. We believe that she should still be entitled to a parking space, as she was issued one when they moved in, although the lease does not mention a parking space specifically in writing. Can they get out of the lease?
