Hi. I am trying to buy a house. Right now I am currently renting an apartment and I am tired of paying rent. Now I found a house in NJ around where I live for only $54,900 Its a condo 1 bedroom with living room and dinning room. Now I don't care how big it is. I am just tired of paying rent and want to own a house. I currently make $30,000 a year and I am willing to put $6000 to $10000 down payment for that house. Now about my income I get paid cash and check. The cash money I cant prove because its like tips.

My question is Is there any mortgage company that will deal with someone in my situation that get paid 75% of his salary cash?

My father only brings in around $620/month from disability. He has class 4 angina and has had a double bypass and is no longer able to work.

I am wondering what his monthly low income rent should be, because his current housing authority is going up on his rent again.

I work with someone who said that their friend pays around $10/month rent and really has no disabilities like my father does. Any help would be appreciated, thank you.

I have had legitimate reasons for leaving; the infastructure changed, one wasn't entirely in my field, etc. I have always gotten another job within a month, so I assume that will help prove my responsibility. Plus, I now however have been at a job for a month- the pay is good, and it is a stable company, so I can't see myself leaving. I fear that because of my "unstable" work history, I may not get approved for a loan and I have found a house in Atlanta that is perfect for me; great neighborhood, ideal schools for my daughter, etc. Will this pose as a problem or am I worrying about the wrong thing?

After my lease expired and I did not renew it. The landlord ask me to sign a new lease at much higher price or vacate the shop within one month. What kind of rights do I have? Currently I am looking for a new shop around and negociating the lease with another owner. But it will take two or three months for me to move the new shop. Does the current lanlord have the rights to force me vacate the shop after give me one month notice? Or I can still stay here until my new shop ready as long as I pay the rent?

Thanks.

For example, I put down a deposit and sign contract in Janurary 2008 for a lease to begin Feburary 2008 - Feburary 2009. Let's say I decide to not move in Feburary 2008 and notify in Janurary 2008 . Is that considered "breaking the lease" and forcing me to pay all the rent?

Dear Folks,

I relocated to a new place due to change of my work. I converted my primary home to a rental property after this relocation. I am planning to do depreciation on the tax return for 2007. I am just not quite clear about the future effect that will be caused be depreciation? Will the depreciation be added when calculating the capital gain of selling the porperty? What if the property did not make money due to a depressing market?
Thanks a lot.

Read This: § 33-1324. Landlord to maintain fit premises
A. The landlord shall:

.The landlord and tenant of a single family residence may agree in writing, supported by adequate consideration, that the tenant perform the landlord's duties specified in subsection A, paragraphs 5 and 6 of this section, and also specified repairs, maintenance tasks, alterations and remodeling, but only if the transaction is entered into in good faith, not for the purpose of evading the obligations of the landlord and the work is not necessary to cure noncompliance with subsection A, paragraphs 1 and 2 of this section

2. Make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition

Forget 5 and 6, i get that. But what does it mean about In good faith, and not evading the...

I am looking into a house for rent. I looked at contract, and I didn't saign it because of many reasons but the most reason was it said "renter is responsiable for everything that needs repairs in the house"
Even said if there's a Drout, and the grass dies, I have to pay!

Legal in the state of Arizona?!

Here's a brief run down: I was living with my bf and going to college. Basically, he was supporting me while I go to school. To make a long story short. He became very sick, became hospitalized and lost his job.

I had to move out suddenly and support myself. I did so very hastily and ended up in a house that wasn't my usual standard of living but given the pressure of school and finding a job, there was no time to keep looking around.

The main tenant gave me a key and didn't want me to sign an application or anything. I thought that was odd but proceeded anyways. I have receipts for my deposit and monthly rent. However, I have no signed agreement for living here.

Here's the problem: Ever since, I've lived here. I've noticed this house is literally falling apart. The electrical goes out regularly and you have to constantly go to the garage to reset the breakers. The kitchen tiles are cracked to the cement. There are holes and yellow spots in the ceiling,

I recently signed a 7 month lease with my best friend. She and I are the only two people on the lease. She decided to move her girlfriend in who smokes marijuana in their room. I am pregnant. I am also somewhat moody so all of these factors have made living together impossible. Yesterday we got into a fight over the phone and she told me she was going to set my things on fire. I moved out, knowing it was not a safe environment for me, or the baby growing in my tummy, but now her friend is theatening to sue (she works for a lawyer). There is nothing in the lease about this type of situation, or breaking the lease. Can she sue me? What can I do?
