I am working on this site as a architectural student, proposing a scheme. However the site has a grade 2 listed building on it. I want to know wether i can make alterrations to it. e.g. alterrations to the facade, extend, connect another building to it, or even add contemporary structure to it? any advice or help will be much appreicated.

I just wanted to make sure... I know the needed paper work has to be done of course , so if the owner agrees it would stay in their name I would pay the remaining morgage every month, and once the morgage was paid off the owner signs the house over to me, so I help their sredit from down sliding and in return they give me a home I just want to make sure like I said that this is in fact legal serious answers please,

Hi, I am hoping someone can help me with this. I live in Utah, and I gave my landlord 45 day notice that I was leaving by November 06' after my year lease was up. I moved out early on 10/30/07, cleaned the place, had it sparkling! The carpet was cleaned by me, and the house was immaculate. I took pictures when I left.I contacted the landlord, who didn't return my calls. Finally, the landlord said they were charging me $300 for cleaning, $200 for carpet cleaning and $275 for a broken sprinkler head. I fought them on these charges, althought the sprinkler head was true. I went with my uncle and fixed the sprinkler head which the part cost $4.29! They finally gave me my deposit and out of $1100 they gave me only $575. Also, they gave it to me Dec. 1st, which is 2 days after the 30 days. If I take them to court, will the judge acknowledge the deposit was late and that they didn't comply with the 30 day law even though it was only 2 days late? I need help with this! Do I have a case?

I didn't file a tax return in '06, yet. Just because I will only get a small return, but I will get a return. If I apply for a "stated income" Mortgage, I will still have to fill out a 4506-T form (IRS-Request for tax returns), but will it matter? Anyone who can shed light on this I would very much appreciate it.

My lease expired months ago and I've finally found a new apartment. I've been paying my landlord on a month by month basis. For December I will only be in the apartment for half the month, is the landlord entitled to the whole month's rent?

I have one of those "crazy mortgages" that everyone talks about and our payment is now 4100.00 a month. My credit is good and my income is good. I have a wife and 4 kids. We can no longer afford our mortgage and I have been actively trying to fix my situation. I have called the bank for a lower rate. They won't deal with me. So, being in the auto industry,I have secured a good job in Florida and I am closing on a different house in Florida in 2 weeks. I have my house for sale in nj but cant afford both payments. I am working with a realtor that will assist me with a short sale. My house is worth around 485000.
I owe 412000 on the first and 74000 on the second. different banks.I know this will adversely affect my credit if the house does not sell. Scenario A is I lose my house if my house does not sell and my credit is ruined. Scenario B is I buy the house in florida and possibly lose my house in nj but i will still be a howeowner living in florida.

their homes if the government doesn't step in. It is my opinion that part of the problem is that people buy houses they should know that they can't afford. I can't believe all the very large homes being built. If your income is such that you can afford to make the payments that is one thing, but what if you lose your job? You could be fired, laid off, etc and it would be devastating. People need to think about these things and be sure that they have money put back just for this possible occurence.

My sister lives in a house with No HEAT! When she went to turn it on this winter, she found that it didn't work, Her landlord told her to get some estimates on getting it fixed and that she would, then she told her that if she couldn't afford to get it fixed, that she would let them buy basebord heaters in lou of paying a couple months rent. Well Neither of them happend, It's now December and rangind from 20-30 degrees at night time, and still no heat, she has FLAT OUT told them that she will not help to put heat in the house in any way, How can a landlord rent a home without heat?????

I want to move to apartments in the denison, tx area that is in my budget but i want want with all bills paid. I have a part time job and im in school. I have lived in many different states and apartments when I was little. I am finally moving out on my own and getting married. My fiance and I live in Cheyenne Wyoming and almost all of the apartment complexes are income restricted. Our problem is that we make to much to live in any of them and we are only 20 years old! Has any one else had this problem? It's frustrating because here in Cheyenne you have to be a lazy bum to have a decent apartment.

I bought a house in So
CA back in late May and we immediately started to get it remodeled. We
wanted to doing everything 100% according to the regulations, so we had
our license contractor pull a permit for the kitchen. We he did, we
found out that there was a "fine" for the permit. Apparently, the roof
work still had an existing fine. The fine was $201 and the previous
owner (finally) agreed to pay for it.
Fast forward to end of November, when our kitchen
was up for the inspection. We find out that the inspector still needs
to do a final inspection on the roof. At this point, we are thinking
"no problem", the roof was complete in 1995 and this is 12 years
later. What possibly could be wrong after all this time?
The
kitchen passed, but the roof did not. Basically each tile piece was
never secured down with a nail. We were served a noticed and asked to
re-roof or it was NOT pass. It will cost $5k to re-roof the home.

Here's the deal. My downstairs bathroom had the hot water valve go bad in the tub on Wednesday. Bad enough it doesn't just leak but gushes hot water! So I called the super/landlord and she sent out the maintenance guy. A couple hours later, he said he can't fix it until Monday. Until then anytime I need hot water I have to turn on the valve to the hot water heater, then turn it off when I'm done. So here's the question, how much rent can I withhold? I attempted to get a hold of her several times to say she needs to get a real plumber to come out and fix it with no luck. Rent is due the 5th but I don't see why I should pay the full amount for the inconvienance!

What was your first home buying experience?
Was it smooth? A nightmare? What invaluable lessons did you learn?

We've found a home we love, put in our offer late this afternoon, and the sellers accepted this evening! WOW!

It's been a long road full of frustration, joy, excitement, irritation, fatigue & hard work. But it's all worth it!
Now we hire the inspector and make sure everything is "all good" and we close on the 17th! Just in time to unpack and decorate for Christmas! Christmas in our first home!

OUR FIRST HOME!!!!!
We're military and we can't wait to get out of housing!
Now we just have to coordinate the move - but we're military, so we're pros at that!

We moved into my husbands daddies house a month before he died and took over the payments. He had a wife but she agreed. Only his name was on the loan. He had 4 other kids. There is no will. Some even allow cats, but not dogs.. I don't get it. Cats can cause just as much destruction with their clawing and such.. anywho, so many buildings here in LA don't allow dogs (but many allow cats). Why is that? My last apartment manager told me it was due to insurance reasons.. isn't it, if that is the case, possible for the renter to purchase some kind of insurance and keep a dog? I don't live there anymore, and I have dog now, but it just always made me wonder.. Why allow birds, hamsters, fish, and even cats, but not a small, well behaved dog? And is there any way to get around that, or no?

I do not want anyone living with me but the person is family of my girlfriend. I have no choice in the matter it seems but I own part of the place? Can I just call the police and say they are trespassing or something? I refuse to let them come. They are liars and full of it. I might leave and let them stay stuck with the bills. I was engaged and he chated on me. Now I need some advice. I bought a house last August. The house and all bills are in my name only. His (ex-fi's) dad did give us money to help with a downpayment, but he signed one of those gift forms, saying that it was a gift to me (FI never mentioned). The monthly payment is taken out of a joint account. (I think I am going to change this and have it taken out of a account that only I have). Does fi have any right to the house, because everything is only in my name? He thinks he does, I of course say no because his name is not on anything. I am not sure if anyone was ever in a situatioon like this. We are NOT married, and each of us made deposits into this joint account to pay all HH bills, as well as any bills FI had (his carpayment, student loans) Whle I kept a different account to pay my bills (CC, cell phone ect).

Ok heres the deal. I've got a little behind. My landlord and I are cool. I know no matter what happen he won't throw me and my family out. I was a few days late on Nov rent. At the time a few days after was due I had the full amount with late fee. But anyway he decided not to take the money. Instead made me a deal. My rent is due the 10th of every month. So he made me a deal. He won't take the money I had. But would knock $200 off for Nov and Dec. A $100 each month. Well he put the due day for the 3rd tommorrow. I have nothing. By friday I'll get paid but will still short some. So anyway, I wanna come up with a reason I have to pay him friday and why it won't be the full amount. If he can wait 2 weeks will have full amount. Or by then I'll be able to get some assistance. HELP
