A Good way to talk to landlord about not having his rent?

Ok heres the deal. I've got a little behind. My landlord and I are cool. I know no matter what happen he won't throw me and my family out. I was a few days late on Nov rent. At the time a few days after was due I had the full amount with late fee. But anyway he decided not to take the money. Instead made me a deal. My rent is due the 10th of every month. So he made me a deal. He won't take the money I had. But would knock $200 off for Nov and Dec. A $100 each month. Well he put the due day for the 3rd tommorrow. I have nothing. By friday I'll get paid but will still short some. So anyway, I wanna come up with a reason I have to pay him friday and why it won't be the full amount. If he can wait 2 weeks will have full amount. Or by then I'll be able to get some assistance. HELP

Now let's see if I understand this right! You had the rent for Nov. in full with the late charge, instead he knocks some off your rent and gave you longer to come up with it. And now you don't have any of it? Do I have this right?
What did you do with what you did have? Are you that irresponsible that your bills don't take precedence over everything else? Now you want to know how to break it to him that you blew what you did have so Nov. and Dec will both be behind?
Get your priorities straight!

The hair on the back of my neck is standing on end. Knocked off $200 for 2 months, huh? Now your due date is the third, instead of the 10th?

I believe I would make sure I had all my rent money, including the $200 "favor", by the 10th. I would also go to Staples or someplace for a standard rental form and fill it out for amounts, due dates and appropriate late fees, to CYA for the remainder of the lease.

NEVER let anyone with financial power try to do you a favor or take advantage of you.

OK, I'm a property manager. Believe me when I say I've heard all the excuses, the reasons, the alibis, the rationalizations.

You don't have to "come up with a reason." You already have one. It's called the truth.

You'd be ticked off if your landlord lied to you. Don't expect it to be different if you lie to him. He likes you already- there has to be a reason why. Probably because you're a good guy that he figures won't lie to him. Let's keep it that way.

Sit down, figure out what you can realistically pay and when. Write it piece of paper with dates and amounts.Go to him, tell him what happened, give him the money you have. Show him your paper, ASK if it's acceptable.

Remember that- as a landlord / owner / property manager, I would rather see someone come in with $20 than I would have someone tell me "I'll have the whole thing for you later." Show me some effort.

And don't lie. Everybody finds themselves short once in a while. It's how you DEAL with it that determines what kind of man you are.

Tell him the truth - you know why you're behind on your rent and nobody on the Internet knows your personal business. Lies catch up with you and where will you be after the New Year? In a worse situation most likely. Start now by cutting unnecessary expenses as soon as possible. I know people being evicted. They are ending up with friends. Find a back up plan for the months down the road for when things may change between you and your landlord. Good luck. Remember rent comes first - you need a roof over your head - I have an apartment and it's the first bill I pay....

He already gave you a hellava deal, you should have saved that money back that you already had and then saved a little each week until you had the full amount due in 2 days. You'll find out real quick how "uncool" a person can become if you screw them over. You already got $200 off, so by not paying him when you said you would it will show him that you can't be trusted to do what you say you will. I wish I could get that deal from my mortgage company!! I'm sorry to sound like a jerk but it sounds to me like he was cutting you a break, and he might be depending on that money to be available when it is supposed to be. But maybe you'll be lucky or he'll be nice about it but you shouldn't take advantage of someone like that.

It's very unfair to ask the landlord to wait for the rent, especially when you agreed -- and you know -- that it's due in full on a certain date. If you get behind, will you ever catch up? Unlikely.

Since you got such a good deal, then you had better come up with the rent right now!! Borrow some from friends, but will they wait to get it back? You are in a bad situation if you can't even come up with the rent this month. You need to get that fixed and real quick. You should have at least 6 months rent saved for emergencies. Living like this from month to month is just not smart.

So he didn't take the November rent or didn't take the late fee? I would say you can probably kiss the $200 off good bye. He probably made that deal so that you could pay him on time, maybe he needs it to pay for something himself. I wouldn't take him up on that deal anyway if I couldn't keep up with my side of the deal.

I say be honest and tell him that payday isn't until Friday. You don't want to take the chance of him finding out that you are making up a story, which he will probably catch on to. He won't continue to be that great of a landlord if you are not that great of a tenant.

I feel your pain -- I've been laid off for 3 months and we've had problems in the past.....it's hard anymore. You've been REALLY lucky and he seems like a nice person. Are you trying your best with job an all? If so, maybe he'll still understand. Where I live, if you are late it is $75 PLUS $5 a day and after 3 days of the late date you automatically get an evict notice ---we're in an apartment though - mgr loves us but it's owned by a corporation so they can't cut us slack. It's EXTREMELY stressful. I guess just be honest -- it's all you can do, right? Can you get a payday advance? We've had to use Amscot for a LONG time but long enough to get the highest amount now -- just going back over and over until I start my new job (next week - thank goodness) but they can be a lifesaver sometimes. I still totally appreciate them. Life is hard anymore -- it truly is......GOOD LUCK -- and I REALLY MEAN THAT.

You can explain what happened and tell him when you will have the money. But by using your check in 2 weeks you will not be able to save for the following month and get only more behind. Is a second job possible, or is it time to move to more affordable housing? Rent and utility assistance is available depending on your income and you can call your village hall or county department of human services to find out where to apply.

wow that dont sound good- now you missed 2 months rent??? and what the hell did ya do with the money you had ready for him last month??!! Sounds to me he is letting you earn your own eviction brownie points. but u say he wouldnt kick ya out......so
anyway tell him something set ya back a month- maybe you were slow at work, a doctors bill and missed time at work- a broken down car and missed time at work. make sure he knows your a full month behind and thats why you can only pay decembers rent this month- but now that your caught up with your other bills you fell behind on- you will be able to pay him extra every week during december to make up for november, set up a plan that you can stick to- and present it to him- it might make him feel a little better about the situation.
