I know Zestimates are just guidelines but this one property is being sold for $362k but its zestimate is 278k.

I know upgrades aren't included but what else do you think could be going on

should i pay rent or not? Isn't it the law for the apartment to fix in a certain time. I can obligate to withdraw rent if they dont fix it right.

Foreclosed property is being sold through a Real Estate Agency and will, of course, sale to the highest bidder, but is there an actual length of time it has to stay on the market? Laws?

6 months ago, my brother was strongly encouraged by my brother in law who is a realtor to purchase a house knowingly that my brother cannot afford it. My brother is now two months behind with his mortgage and wants to give up the house. He wants to know which one is better short sells or foreclosure? He is also worried about tax implications? Help.

Ok I am looking to get an apartment tonight, but my credit is bad. 500 or so. I make about $3200 a month gross and the rent is 650. They told me they would know right away if I am approved or not. I just don't want to waste my money if I know I am not gonna get approved. The apartment complex is mckinnley and the deposit they want is $200, which is not a problem, but it is $50 to apply and I do not want to get turned down and loose $50. Please help

I'm looking for a free site that shows all the MLS properties in my area, both current listings and recent solds. I don't need full property details but I do need asking / sale price and DoM.

I hear that sites like Zillow.com and ZipRealty.com display only a portion MLS listings.

Do you know of a site that shows ALL listings?

I rent out a private single family residence in CA. It was a brand new remodeled home in perfect condition. I lived in it 8 months prior to renting it out, but these tennants are complaining every week about something. First it was the toilet (which was brand new but had their daughter's scissors in it) that I had to get replaced. Then they messed up the settings on the sprinklers and I had to call an irrigation expert to fix, they broke the latch on the gate i had to fix, they have now broken the drawer of a brand new kitchen drawer and the handle on a closet door they want me to fix (all this in 3 months). Do I have to fix everything they break?? Also they haven't paid this month's rent yet and I'm thinking it might be because I haven't had the drawer fixed yet. I want to put my foot down - the lease says that they must at their sole expense keep all locks and HARDWARE in good, clean order and repair. Would the handle on the door and the roller of the drawer fall into this category??

I had a student loan/scholarship while in school. It is paid to the student from the general assembly funds from the state. If the student does not comply with the "rules" of the program they basically default and payment is required with a 10% interest penalty.
Well, it happened to me. Now the state is saying that I have 21 months to pay off the loan or it will go to the general assembly to do three things:
1. Place a lien against my home.
2. Levy my earnings.
3. Take tax refunds
all until the loan is paid.

My biggest concern is my home. I have no equity in the home. I just purchased it in August with my husband. What exactly does a "lien" mean and can I be forced out of the home? I live in North Carolina.

They have called the cops and the department of health for bogus reasons and I have no idea why they are doing this. The cops and dept of health both came to my house because the neighbors said we were dumping chemicals in our yard which we were not and that was proven when both parties came to inspect my yard. The neighbors owe us $350.00 you would think I would do something to them but it's the other way around. I want to get them kicked out but I don't know how to do that. I just want them gone so we can return to a normal life.

I initally signed a 6 month lease for a house and the landlord never had me renew it. I continued to live there for another 3.5 years. Common courtesy, I gave him a 30 day notice. He said he received my notice on Oct. 2 and that was not 30 days and so I owe for the month of November, even though I moved out on Oct. 31. Do I have any chance of successfully suing him for my deposit check? It has been over 30 days and I have never received the security deposit back.

In places I've lived before, Florida and Ohio, a real estate's sale price and sold date is public info and available on the county's property appraiser's website. The Harris county (i.e. Houston) appraiser's website doesn't show this info. I'm a real estate investor and need to get comps before I make offers on properties. I prefer not to go to a realtor yet. How can I get sale prices of homes and sold date in Houston without going to a realtor?

I'm hearing a lot in the news lately about "high risk mortgages". I was wondering what they are, exactly? What constitutes as a high risk mortgage? Not being able to make payments every month? Or credit scores?

I currently live in a 1bed/ 1bath in Rancho Cucamonga, CA, paying $990 monthly. The lease is up at the end of the year, so we are looking for something bigger and our cost here will go up approx. $50 dollars monthly. My co-worker's brother has a home in Hesperia, CA (much more affordable area) that he is interested in renting to us for what we are paying now. The home is a 3bed/ 2 bath, but he needs to keep his business tools and other stuff in the garage and one bedroom. The home is very nice, and he is willing to include all the appliances. Were I am concerned is, I can easily find a home with all the rooms included for about the same cost, or $100-200 more a month. I'm trying to weigh out my options; I've asked him if he could drop the rental price a bit more, but he said he's not sure and will get back to me; I think he pays about $1200 for his monthly mortgage. I would normally jump on the offer because it's what we are currently paying, but it's 40 miles from work.

This is total crap. I had a 1 year interest only loan that originated in August of 2005. My interest rate adjusted to a crazy number a year later ( when my plans to move again changed) almost doubling my mortgage payment. So what did I do? I sucked it up and paid the payments until I could refinance to a level that was affordable. Now this bail out comes out and I am still out of the money that I had to use to refinance with no assistance in sight becaseu I chose to help myself.. Why are we bailing out people who do not take initiative and leaving out people who stepped up and scraped together a solution? I am still on a tight budget after having to use most of my savings to refinance.
I just don't think that it is fair. Agree?

I have a friend who seperated from his girlfirend of 8 years. During the time of their relationship. She purchased a house and while he was in the military she refinanced the house and added his name to the mortgage. Now that they have split up he would like to have his name removed from the mortgage so that he is no longer financially responsible. Is this possible? What actions should he take to have this reversed?

The hot water heater is leaking all over the basement, the pilot light will not stay lit, so I've had no hot water for going on 3 days now.
I notified the landlord of the problem 2 weeks ago when I first noticed the leak, she is aware I have no hot water.
She refuses to hire anyone reputable and gets "friends" to do her rental repairs rather poorly at that.
She even wants to take a heater from an empty rental and put it in my home to save her some $. She claims she can't find anyone available to do the work.
Help-I want to take a shower!

I'm in the process of purchasing a new home. The home I'm currently in the process of buying I can get for $90k, but there's a ton of mold in the finished basement, it needs a new roof, and a hole on the side of the house (it's in the attic, so you wouldn't know it was there unless you were inside the home. Yesterday, I saw a home for $150k, that has been updated and certified by the city in good condition.

I already have been preapproved for a home loan at 125k, but that's b/c I elected to include my wife on the application (who makes more than me and her credit is just as good).

One more thing, the 90k home has a 3 car garage and is on a bigger lot (not much bigger). It has the potential to be the better home, but is it a good idea to get a home improvement loan right out of the box?

I have $100,000 to put down on a $230,000 house so, I won't need the Private Mortgage Insurance. My credit history is good. Why should i consider a VA loan? Do they have extremely low interest rates?

I currently have two mortgages, a 1st of $279k and the 2nd of $98k. I have an ARM on the 1st which just adjusted for the first time since getting the loan three years ago. Details of the ARM are: Index-5.13, Margin- 5.50, Original Rate- 6.625, Cap- 1.5. With this, my ARM just adjusted to 8.125 (the cap vs. the margin), so thankfully not to 10.625 [per the loan co]. I just attempted to refi, but ran into the issue of the house value. I refi the 2nd 2 years ago, and the appraisal came back at $423k. My property tax assessment came back at $420k for this year, but the appraisal I just had done came back at $362k, which is obviously less than my current 1st and 2nd combined, or $377k. I was shocked to see an almost $50k drop in value. Does anyone have any suggestions how I may be able to get out of this? Never any late payments, my credit is good, the refi was all set to go thru until the appraisal came back. I am worried come June 08 when the rate is scheduled to reset again.
