depends on the size of the apartment community, anything over 4 units is considered commercial. be aware the mortgage rates are higher for commerical than residential, you need more down payment and are tougher to get. if you are looking at more than 4 units it has to be zoned commercial. tip-dont build near gas stations and auto shops lenders hate them be it commerical or residential
