There is a house I would like to make an offer on in Queens, NYC. It's a short sale. As a 1st time homebuyer, I planned on taking advantage of incentives from SONYMA (state mortgage assistance) In addition to SONYMA my bank also has a 1st time homebuyer's program. My credit scores are good. The agent, however, says that they will require me to use their mortgage broker to do this deal. He says they want to avoid even the smallest things that would interrupt the closing. The offering price for the short sale is suppose to compensate for the "little bit extra" paid to the broker. Can I be denied this house if I'm uncomfortable using his broker?

Ive been looking in san Francisco -- they all seem pretty small even -- saw one 600sq ft for 300k... not so bad.... but i wonder if i could resell it at all?

u think in sf they would resell ok?

I dont care if it looks like a barn or box. has a basement, or is a 2 story above. how do I go about starting a business plan. Im confident that a well designed house (mabey even triplex) built to be rented out (except for one where ill live) will be an excellent investment for years to come. I can rent and throw away aftertax dollars, or put in overtime and start wealth building? please share thoughts/experiences

The stairs are stained from normal use, nothing spilled on it or ripped it. It's just dark because the color is a very light beige and carpet wears and fades out. Am I responsible to pay of the carpet is over 5 years old.

My mortgage is resetting on Feb 2008. Now that Bush froze the mortgage rates and I highly believe that I am qualified, where do I start? Call my lender or HOPE Now?

Everything you have been hearing about the "deal" he worked out with the major mortage companies is BS.
You have to have less than 3% equity in your home and you must not have more than one 30 day late in the last 12 months or you dont qualify. All this is is a bunch of PR for Bush and the mortgage companies involved. You are going to have a bunch of people run to these mortgage companies because of the free advertising they are getting by having this story all over the news. But, the only people that will be "helped" are those who could have refinanced anway.

We rent our house, and the pump stopped working during the Armageddon-style rains we've had this last week. The landlord is replacing the pump, but is he also responsible for replacing our things that were destroyed, since it was HIS pump that stopped working? I'm not talking about alot here, not trying to gouge him. A couple of sleeping bags, some thrift-store furniture, a couple of framed prints. What are our rights here?

I live in Illinois. I am 4 1/2 months into my 6-month lease. The day I moved in I saw roaches in the kitchen. I have been talking to my apartment manager to get them to get rid of them and they have had terminex come in every couple weeks to spray but its not working. I just want to move out. My landlord won't let me out of my lease. What steps would I need to do to legally break the lease? I called the health department today and he is comming to check it out tomorrow. Thanks.

Before I signed the lease. My landlord and I agreed that she will not charge me for Jan-Feb month because I plan to be out of town.

I reminded her two weeks ago. At first, she acted like she did not remember the agreement. Then, she remembered. She is in a financial problem so she asked me to help her pay for utilities. I said, okay.

Last sunday, she told me that --"Her sister said, I must pay for the Jan-Feb rent because I still have my stuffs there" I told her that we have spoken about this before and if she does not do what she have been agreed. I will move out from the apartment. (I am moving out next month)

My landlord was very upset and start to act rude toward me.

What do you think fo the situation? Am I doing the righ thing to move out?

We have lived in our house for approx. 4 1/2 months and our real estate company just put a for sale sign in the yard out of nowhere. Now they have a lock box on our house and that means strangers in and out showing the house. They also want to cut all our trees and bushes down and want to publish picture of the interior of the house (i.e. all of our stuff!). I hate this house, I hate the neighborhood and now with this I am really miserable. Do you think there is anyway I can get out of my lease without a nasty process? Is there some kind of law relating to this.

P.S. I live in Florida if anyone is familiar with these laws.

I am faced with a dilemma. I need a knee replacement and have a tentative date of March 2008. My company is closing in January 2008 and I will go out and get another job after the surgery. The insurance company has been excellent in sending me a replacement check every week.
Will the bank consider the weekly checks as income when we go to apply for a home loan?

authority for about 3 years. They require that you report any income changes within 14 days that the change happens. On Dec of 2007 I lost my job & filed for unemployment, as you all must know the whole process w/unemployment takes about 1-2 months before you FINALLY get your check. I had ZERO $$$ so I really had no choice but to apply for cash aid/welfare. I let housing authority know about my major decrease in income immediately (they took 2 months to adjust my rent). Then on Jan 2, 2007 my Doctor put me on disability for major stress & depression. So immediately that closed my case for unemployment, although they still had to pay me for the month of Dec 2006 because at that time I was able to work. So all these goverment programs all take a while to kick in, so I received most of my money (back pay from welfare, unemployment & disability which took about 3-4 weeks) the end of Jan 2007. I reported my income changes to Housing Auth/Sect 8 w/in the 14days, they are claiming

When my wife and I bought our home eleven years ago, we had the option to go for a teaser rate or an adjustable mortgage rate. We opted to bite the bullet, get a fixed rate and pay a higher monthly payment for the next 30 years (11 years on, it seems small!). We paid a bit more, but we made what we thought was a sound economic choice.

Now the President is bailing out those individuals who chose for the cheaper option and now find themselves in financial crisis. Who do you think will ultimately will pay for this $350 billion shortfall? Not the mortgage companies. It will be the American taxpayer. In other words, people like my wife and I will end up paying for the greedy and short-sighted financial stupidity of others.

I don't recall getting a bailout for the large loss on the value of our investments when the stock market crashed in 2000. Why should we pay for this?

We are filing bankruptcy due to high debt. We own our home which we are going to try to sell...if not, then we are going to do a short sale. We've NEVER been late on any payment (both mortgage or bills) but are struggling each month and it's ruining our lives. My question is, every one requires a credit check these days (to rent). How do we find a place to live? I want to keep my children enrolled in the school but the other alternative would be to separate living arrangements and move to our parents homes (I wont live with my in laws & my husband wont live with mine. We can rent a house for what an apartment goes for in another city. How do we get a landlord to look past the bankruptcy and see that before it, we made every payment on time (while struggling to do so). We could easily make the rent (minus all the extra debt we had).

Does anyone know the laws on tenant/landlord responsibilities? We're renting a house, and the tenants (who arent moving out) are deducting carpet cleaning out of their rent... but they've been living there for a few years now. So since they're living there, shouldnt they be the ones paying for they're own carpet cleaning?
