I always feel like there is something i should be asking them over the phone. what questions could i ask that wouldnt push them away?

I think you are on the right track. Don't sound desperate when talking to them.

What you want to do is think of some stores around your house and tell them about that. Also talk about the neighborhood what you like about it.

You can never sell a house over the phone anyways. Now...once they see the house and are interested Rule #1 is get them to fill out a credit application.

If someone doesn't want to fill out a credit application or they say its private or all that jazz then don't deal with them.

Find a co. that runs credit reports and get some apps.from them and they will charge a fee. You can get the fee from the buyer and if after you see their credit if its lousy they wont be able to get a house unless they put 20% down or more.

Normally if they were going through an agent and you were too then the agent would handle that but since you are going it alone you must, absolutely see their credit.

95% of the transaction is their credit so if you see their credit is good its workable.

the big one lol, have you been pre qualified by a reputable lender, has your credit been pulled and verified, DO NOT EVER NEVER LET ANYONE INTO YOUR HOME WITHOUT KNOWING PHONE NUMBER, NAME, AND SOMETHING ABOUT THEIR FINANCIAL ABILITY TO PURCHASE. There are a million tire kickers out there who couldn't buy a toothpick on time, not to mention the weirdos and wachos. If the potential buyer has not done a mortgage pre qualification or doesnt have a mortgage commitment letter from a reputable lender I wouldn't give them the time of day. BE CAREFUL so many things can go wrong in a real estate transaction, and at the last minute, you certainly don't want to take the house off the market just to find out 60-90 days later that your buyer never pre qualified for a mortgage and because of credit he cant get one. Hire an attorney to help with the closing to represent you. its worth the dollars to avoid the grief, each state has different laws. BE CAREFUL

There's no need to ask them anything until they have viewed the property. They may not like it when they see it, and you will have saved yourself the effort of asking anything.

A note of caution when selling on your own. Do not EVER make an appointment for someone to view your home when you will be the only person there. Always have one or more other people present with you. As well, put completely out of sight any small valuables which could quickly disappear into a buyer's pocket. You'd be amazed at how many folks want to show up to 'see your house' only to pick up some lovely ring or watch you have carelessly left out in the open.

As you can see, trying to adopt out puppies can be difficult, regardless their breed. I would strongly suggest you spay and neuter the parents before they bring another litter into the world. As far finding homes for the two remaining pups, if you have had a bad experience with a previous site, don't go back! That seems simple enough. Have your tried your local newspapers, radio stations, adoption events, etc? Your local animal rescue group may know of a family waiting for a pup like yours. You are exactly correct when you say it's the way the pups are raised, however Pit Bulls have gotten a bad rap of late and many people hold on to those reports. It would be prudent of you to thoroughly question anyone who wants to adopt the pups. In fact you might even request a home visit before letting them go. Is the yard properly fenced? What provisions does the family have when they are away for the day - shelter, food, water, etc. Good luck and get the parents fixed!

before they come out you should ask them if they are qualified for your home,they need to sign up with a lender no need to show it if they are not.
ask them what they are looking for in a home if your house is not it it's not necessary to show it, but if it's close then yes.
buyers usually say one thing but once they see something they change their mind.
it's also dangerous for a private person to show a house especially a women, you never know if a person is checking out your home for robbery, and it is not always convent to show when an agent can show anytime, you might reconsider hiring and agent

Get a real estate agent. Statistics show that you get more for the house when you sell it with an agent than without. If you don't know what to ask, you really need one.

You need a Realtor sweetie.

If you don't know what kind of communication you should have as a seller, between you and a buyer, how are you going to make sure they are approved, that the offer is good, and how are you going to make sure the contracts are legal and what YOUR obligations as a seller are?

That is why you need assistance.
