hi, just wondering (on behalf of someone else) if you have a house repo'd and when the mortgage company sell it on and fail to get enough to cover the debt, how many years is the previous owner held liable for the bad debt? I always believed it was seven years, someone else says twelve years now, and someone else is convinced it is 15years!! please tell me if you know.. thanks very much.. xxx

I am the landlord of a house. My brother just got some financial problem, so I decided to let him move in to my house because he can't affort his rent. Then I asked my tanent to move out within 1 or 2 monthes, but he refused to move out. I told him my reason that my brother needs a place to live other than the street. He said "That's not my business, I don't care. You don't have the authority to ask me to move out." Is that real? I really need help on this, my brother needs help. What should I do to make the tanent agree to move???

Our old tenants are moving out of our rental property and we need to do some repairs and improvements. Before we rent it out again, we have to change the carpet in the house. Would it be better if we have wood floors instead? maybe a mixture of both?(depending on which room) This is a 3 bedroom, 2 bath, 1 living, and 1 kitchen house.

Not sure how it happened, maybe a result of the neighbor upstairs doing something or possibly faulty building structure which is actually ocurring with some buindings in my complex. My HOA insurance covers only the outer structures, walls. I have renters insurance for personal items so would this be covered under my mortgage insurance? HOA says not covered by their insurance??

Our rental home has no smoke detectors or fire extinguisher(sp). The water leaves nasty stains on all the dishes, toilets, and sinks. If you pull back the carpet in multiple places throughout the house you can see outside. If its very cold outside its impossible to keep the house warm because of all drafts even with all the heaters on. Our roof is leaking in multiple spots. Everyone says to tell the landlord and let him fix everything, but we just want out. We have no lease and the landlord makes us pay in cash. It seems fishy to us. Can we just leave without a notice?

Im a 1st yearstudent in cardiff and have found a house for my second year with five other students. The problem is that the landlord wants the cheques for the whole year before I am scheduled to move in (september) although he wont cash them until the payment is actually due. I am worried that if i fail my first year and move back home with my parents i wont be able to get the cheques back which i cant afford. is it possible to get the money back.

I have been having problems with my landlord, He doesn't gave/ let us sign any contract and he told us we've got to find another place to stay, so now we called and told him we are moving out, He then say NO.. bec he want's us to pay the rent for this month!! which is I think not appropriate as we have given him a deposit and settled this november month rent and our cut off is on dec. 11 ... so now I am planning to move out befor dec 11 and just pack my things and leave the keys. What if he threatens us.. do I have to tell him I am right and do not black mail me? bec I think he's just black mailing us. PLS GIVE SOME ADVICE.

There's a home on the market that is owned by the bank. I guess it got foreclosed or something. Anyways, i think that they will usually sell it to a person for less so that they can just get rid of it. So my question is, if they want to get rid of the home, will the same bank ever give you a loan for it? And if so, can you get a really low interst rate from them if not a 0% interst rate from them since you took the home off their hands? It would then be as if they never had anything to do with the home in the first place, but they would still be working with you for you to pay them the cost of the house back. a person would just be securing them the home and its paayment, just as they wouldn't charge themselves interest while holding it. Thanks to any answers!! I hope that made sense...

P.S. example:
This would be kind of like when car companies aren't doing too well in selling cars, so they give you an interest free loan. would they do this for a house?

I'm moving in with a friend, who's roomate is moving out...realtor is trying to charge half a months rent ($800), just to change the 2nd name on the lease...

A friend moved into his new wifes house she obtained through a divorce. (the house is now in her name only) Low and behold he found out after "I do" that she had bad credit and a mountain of credit dept, so he took out a loan on the house. They now plan to sell the house and he's going to pay the loan. If they get divorced, does HE have to pay capital gains taxes?

I kind of like McKinney more because its on its own ... Frisco feels too much like an extension of Plano. I like that the 75 goes right from McKinney to downtown Dallas but is there any realtor with experience in the area? Anyone know about the new developments going in and furture masterplan?

I am an immigrant worker in Texas with a job that has very real prospects of relocation say in the next 3 yrs. I'm planning to purchase a house but I'm concerned about the risk involved if I was suddenly relocated. So my question is can I include a relative, who is a permanent Texas resident or US citizen in the title even if they are not in the mortgage loan? - then I won't have to worry losing substantial sums by selling the house later at devalued price just to get my investment back hurriedly?

I am in the final phases of my divorce and currently co own the home that I currently live in. I get to keep the home if I can qualify for a mortgage on my own. I do not need to take cash out to give it to him at this time. My question is- is there a way to remove a spouse from a mortgage and deed without having to refinance? Perhaps giving the bank the divorce decree, etc? We are in a adjustable rate mortgage that I would like to take advantage of the new plan that is soon to be available to freeze the introductory rate.

10 monthe ago, a man with a expired ID of Columbia University, said he lost job, and was waiting for a Job in Einstein Medical College, asked me allow he with wife and son ( high school)temporary live my basement a room for one month. From my kindness, I greed with the basic utilities charging and without any contract, just temporary for one month. Right now, the family lived my basement will be one year. I couldn't rent the family rent my basement because the basement is not permit for rent. Wish could you answe me : 1.how to make the family move out my house soon. 2. more time and almost every day to asked for the family move out, but now them are still live my basement a room. May I switch off the electric power etc to push them move out my house basement?

I Think if you've won a huge ammount of mnoney, and you want to do something good with it that will be life changing for someone, then could you please buy me a house so all my kids can have there own bedroom? I have 5 lovely kids all below 14.I am male and am enaged.
