You need to go look at this house first and get an assessment of what the mold damage is. I seen a house in a great neighborhood for a ridiculously low price. I went to look at it and was quite shocked. I found out later the people who had lived there turned on the water and walked out. Water came thru the ceiling from the second floor and down every wall. Wood floors were buckled. Some ceilings had fallen completely out. The mold was atrocious. It was beyond a simple fixer up, it was a complete renovation type of house.
Go look at it first. If its just mold on one wall, thats a different story, you can sometimes scrub it down with bleach. Or even just replace that drywall easily. But you still need to find out how the water got in there and fix that problem also.

"Listed with mold"..... what do you mean by that? I've only encountered statements to the effect that the house may have mold in two situations. A house that actually has mold - has been tested and the seller does not want to spend the money to fix it, and a house listed by HUD. Many people get scared away by the notice, and the eventual buyer can get a real good deal.
The HUD's in Texas are becoming great deals this winter!
Houses listed by HUD sometimes have a statement about having mold. The vast majority of them do not have any mold. If the inspector gets to the house prior to the cleaning crew, and the bathrooms or kitchen have ANY growing substances, the house gets the mold warning. Most of them are completely clean for months after the cleaning crew arrives and washes the sinks, toilets and baths just once.

There's a reason it's at a really low price. Mold can be VERY expensive to treat. Before you go anywhere near this, investigate costs from a registered mold remediation firm. You might discover that, by the time you're done handling the mold, the house isn't really any sort of deal.

Rehabbing a mold house is do-able and could be a great deal.
However .... (wait for it) ..
If YOU or someone close to you are NOT doing the work, I would not consider it. Mold remediation for profit is something best left for people with experience who know what they're doing and have the $$$ to get it done and done correctly.
Investers who know what they're doing have probably been through the house. If none of them have bought it, that should tell you something.
Good luck

No there is nothing you can do about mold. If it is black mold then it could make the tenant of the home very sick and even be deadly. The mold needs to be ripped out and the infected area needs to be disinfected before you rebuild over the old spot. Of course, it is very cheap because it is a huge problem and they can't sell the house without letting the mold fact be known because it could be a legal issue if they keep it from the new tenant.

If the house is listed "with mold" there is no need to test. It is there. A test kit to see if it is toxic costs about 10 bucks, you can get it at the hardware store. Toxic or not the house is rotting and it needs to be fixed. It is pretty common that everything but the frame and the roof need to be replaced, and sometimes the frame too.
You are basically buying the lot, the house itself should be torn down and rebuilt, which is cheaper then gutting and replacing unless you are talking about a huge house.

What you need to understand, is sometimes the mold CAN NEVER be competely removed. There is no way of knowing that until you get in, and start tearing away the drywall.
That is why it's being offered at such a low price.

Fannie probable held the be conscious for own loan. What regularly takes place is the business enterprise/company/company that holds the be conscious will ninety 5% of the time purchase it back at public sale because of the fact they elect to recoop as a lot money as possible. there's a volume of time referred to as a redemption era that the earlier proprietor has to reclaim the living house by utilising paying %. own loan and taxes. as quickly as this era expires, Fannie will hire an asset administration business enterprise who will then asign the itemizing to a actual assets agent after which it is going to likely be available on the industry (can take as much as six months). as quickly as on the industry, maximum Fannie residences are offered "as is" and the value many times displays that. you could touch a actual assets agent (would not must be the agent who has the living house listed) and write an supply on the valuables. in the adventure that your supply is popular then you definately could have 10 days (in Ohio a minimum of) to have the living house inspected and receive estimates for maintenance. at that factor you will turn in an inspection addendum the two accepting the living house how that's, requesting Fannie to make maintenance, or to alter the value of the living house. Fannie will respond after which you ought to decide on what to do. If it have been me, i might have your agent run comps on the living house to make certain what that's incredibly worth after that have a business enterprise who focuses on mildew removing come to the living house and supply you an estimate on what it would value to repair. Then i might take a glance a the two numbers and see what you and your agent experience the home is incredibly worth in "as is" condition.
