If you haven't signed a listing agreement with the agent, then you owe them nothing. However, if you'd like to have an agent handle the closing details, many will help you for a flat fee or much lower commission. Around $1000 should be enough to get them interested. Congrats on your sale!

Without a ratified (signed by you and the broker) listing agreement, the commission owed is $0.

If you have a ratified listing agreement then you owe the broker ALL of the amount stated in the agreement.

This assumes that you didn't have a prior written agreement for research with the broker.

Without a valid listing contract, the commission rate is ZERO. As a gesture of gratitude, you might want to send the agent involved a nice gift with a thank you note for the work they provided to assist you. However, no commission can legally collected without a contract specifying same.

Listing contracts, that are verbal, are not valid in ANY state.

I often provide market data to perspective clients if they have a home I want to list for free, even if I haven't met them.
