can are landlord make us pay $1,214.51 dallors in damge but some of the damge was like that when we moved in to the house if we get ssi a month can he do that or can we talk to loyer about it and see what thay can do about it what can the loyer do about it

so i'm a poor college graduate, making about 27,000 a year with my degree and looking to move into a house with no roommates. i feel like i'm wasting money into an apartment. i see these houses that's on sale for foreclousre, and they are something i can afford! but why is that? is there something wrong with these houses?

we have crappy linoleum in our apartment instead of ceramic tile which the other apartments have. we also have old, outdated and ugly couches when the other apartments have newer, nicer couches. our room does not look like the model room. is it legal for the landlord to do this? is there anyway we can get them to put in equally nice couches and tile? it's Arizona if that helps with the legal advice.

I moved out of a house early, in which my roommate's name was the only name on the lease (the landlord had told us only one of us needed to sign). I moved out with the intention to find some to move in for December.

Before I moved into the house, in September, the windows in my 3rd floor room needed severe repairing. They are rotted away (two of them), painted with lead (there is a lead disclaimer in the lease), and the panes are loose. In one pane, there is a crack about three inches wide. I told the landlord that they would need to be repaired for when I moved in (I told her this early-Sept).

When I moved in (mid-Sept), they were not repaired.
I asked again when the weather was very cold (Oct). Nothing.
I moved out in mid Nov, paying full rent for the month, giving her 2 weeks to fix them before another girl moved in. Nothing.
Dec 1st was the move in date. She said she would fix them the weekend of. Guess what?

Now the girl won't move in.

Am I really stuck paying rent for Dec???

I am currently sitting next to the large window in my apartment. I can feel the cold air seeping from the outside. As I am in the market to buy a house in the next few years, how can I check to see how efficient the windows are when I am looking? We will most likely purchase in the summer and don't really want to be surprised come winter.

We live in NY state. We own a mobile home located in a mobile home park. We pay rent on the lot. We are a little behind, but nothing major. We had our home sold. The buyer asked the maintenance man about our payment history without our permission. The maintenance man told him we were behind $1900.!!! This amount is totally wrong. First of all, I feel the mainenance man should not have had access to these records and should have referred the buyer to the park manager. Second, this amount is way off. Third, how can the maintenance man release our personal credit/payment info without our permission. I feel that with him releasing the wrong amt, etc, it is slander. It also caused us to lose the sale. We were going to take money from the sale and catch up the lot rent. Any insight or info would be appreciated

Last year, I filed bankruptcy. this year, I had a voluntary reposession, next month I am planning on letting my house go on either foreclosure or short sale. I've missed 2 or 3 payments on my house, I've not missed any payments on my car payments BUT there is this guy who wants me to put 5 or 10 thousand dollars on a rent to own house and then the contract says buy it, or loose all the money I put towards it. Will my credit be okay to buy it? Or am I just wasting my money? Do you think I should just rent until my credit built back up? I used to have a 950 credit score, but because of a bad loan its to 550. Is it possible that this lady knows that I won't be able to get a loan in 5 years when the due date is so that i can purchase the house so that she will be able to keep the money? Or will my credit be better in 5 years?

I have a fireplace in my townhome and asked reception wether it was usable and if so was it blocked off and was told that it is ready to use. So I got so logs and made a log fire for my family. After about a miniute the smoke starting coming out of the fireplace and filled the house. I am pretty pissed about it cause one of my sons is disabled and already has breathing treatments. I live in an apartment complex in san antonio texas. can anyone tell me if i can do anything

My uncle passed away and another family member lived with him for a few years rent free. The state did give my uncle some money but not for long. The other family member does not work, has zero income and is slow. My uncle's children get everything and they want to sell the house. The relative keeps saying they are moving out but still have not. How do they legally get the other family member out of the house?

I purchased a home 18 mos. ago. I financed using ma's credit-mine is BAD, my $- I believe income undisclosed. Loan under ma's name- deed states we are joint tenants w/right of survivorship or something like that. I have an 80/20 loan w/rates of 12.5 and 8%. I've made all pmts with my ckg acct, had 2 late pmts <20days ea. on the larger loan.
I live in cook county, il, my taxes went up 138% (sr exempt prev yr) I will be slammed with the taxes for last yr + proj taxes for nxt yr on Jan 1-my lg mtg will double! I don't want to lose my home, what options do I have? Mom turned 65 in Feb this yr. I am on disability from work rt now, but sufficient income to make pmt before increase. Can the loans be combined or something w/lower interest? What about this PMI thing when do they stop charging it? PLEASE HELP!

I have a friend that is interested in purchasing a commerical piece of property, with the owner holding the mortgage.
I was wondering if anyone had any thoughts on this topics. I do have my own being I have had expereince in the Residential Real estate market but none in the commerical end...
The concerns I have stressed to date is the property was assessed in 2007 for 99200. They have a contract for 150000.00. Which is far more then the assessment. Also taxes, and deductions, who would be entitled to them if you are paying the owner, I am sure like anything it depends on the contract. If anyone has any other information or things to think of or look for, your opinions would be welcomed. I just dont want my friend to get in over their head, although the individuals have been great people to rent from and great cleints to work with, I still think its a little pricy...Again thank you in advance for your thoughts....

I bought a house w/ my sister early this year - we bought everything 50/50. We lived together alone until she got married just a few months ago and I want to move out and get my own place since they're newlyweds. The market is bad right now so we're struggling to 'refinance' for what we bought the house for (the plan was they would refinance under their name and I'd be off the mortg). In short, I would just like to transfer my 1/2 of the mortgage resp to her new hubby who already lives there. I would also transfer the title. I just want to be off the house responsibility and move out. Any ideas how this can be done with 1/2 mortgage in my name? Can I transfer 1/3 my mortgage responsibility to her new hubby?

I am new to this market. Never bought a house before. How much one should put down for a 250K house? I heard if you pay 20% then u dont have to take two loans and evade the high interest for second loan. But that means 50,000. Is putting putting down $50,000 a good thing?

I've moved to an apartment for a 1 1/2 month. The noise levels in this apartment are so loud that I've complained with the landlord many times already. The noise comes mostly from the unit upstairs, when the neighbors walk, talk, and I can even hear their most intimate moments.
Now, another unit beside mine is going to be vacant mid-December and as I still have one year in the contract to go, I talked to the landlord about my intention to move to that unit in order to try to escape from the noise upstairs. The landlord asked me to write her a letter saying that I want to move there. Now I got a little suspicious. Asking for a letter like this is the normal procedure or do you think she knows that the other apartment has several other problems and she's trying to avoid a lawsuit in the future?
Please advise.

I am in Northern California and will change jobs in a few days. I have already gave my current employer 2 weeks notice, and I want to know will I get paid for my accrued PTO (paid time off) on my last day? Or will it be included in my last pay check? Are they going to pay all of the PTO hours, or they can pay me only a fraction of it? Or do I need to request it?
