iam looking for a family area near elementary schools,near malls,shopping,safety is most important and low home price around $100,000-$150,000 not too much of a country/rural settings not to far from the city but still a small town feeling and not to far from jersey

In the Richmond area, houses tend to cost a bit more than what you are looking at. Starting price is about $200,000, going up.

The good news is that there is a good highway system around Richmond so you can get to everything within 30 minutes or less.

I can not find something to match all of your criteria. If you live in the south side of Richmond (Forest Hill area or along Chippenham Pkwy.) you have better pricing on homes, safe living, but poor schools.

When my fiancee moved down here in '99 for graduate school (she is from south Jersey) she bought a cape cod style house in Richmond's south side. She got a great deal and saved money on rent and earned equity. It was a good area, safe, but poor schools. Now that we are looking at marriage and children, we are trying to move to Louisa County. It has cheaper homes and good schools. However, it is "country." No cable, no high speed internet.

Try Glen Allen, Va. A Richmond suburb. I live there. It is beautiful with high quality condos, townhouses, expensive homes with lots going on. Many big businesses are located here as well. It is about 9 miles ouside the city in a suburban, rural atmosphere. Many schools too. I bought a condo here 6 yeas ago and it has doubled in value in that time. My husband worked in Richmond but we lived in Williamsburg and he drove 44 each way to work. I liked Williamsburg, the drive between there and Richmond on Hwy 64 was pretty with all the beautiful trees, expecially in the fall. Schools were good but I don't remember housing being as low as you are looking for. I guess my advise would be don't live too far from your job (like we did) because gas and wear and tear on your car should play a factor. Good luck and Merry Christmas!

I am not a fan of wolf dogs and think all of them should be spayed or neutered so there will never be another generation of them. I suspect at most of them have a lot less wolf in them than advertised. Now that I have said that I see one more reason to avoid doing business with this kennel. They Intentionally breed white German Shepherds. White GSDs do not meet the breed standards and can not be shown in conformation. Only an irresponsible breeder would intentionally breed them. If they are doing this with a breed that has standards just imagine what they are doing with the wolf mixes.
