Whatever the market will bear. Decide what the minimum you would accept would be then start negotiating at what you think the most he might pay is then meet in the middle.

See what others are renting land out for. When I hear a few acres, I think three acres. That is not much land for gazing. I can't imagine three acres would be of much use for him. If he has more than a 1 or 2 cows I can't imagine there would be enough grass for them to gaze on.
