i'm looking for houses to rent soon and one is fairly cheap ($495) per month but it's only 400 finished sq. feet...that sounds pretty small to me..

do you think it'd be worth it ?? 1bedroom and 1 bathroom and it'd be 2 people and 2 cats living there if that matters.

400 sq ft isnt so bad...a million new yorkers live in places that small. Check out IKEA. They usually have these special rooms where they decorate places that are 365 sq ft with their furniture and it actually looks really good. If you have the right furniture, you will be ok. If you got like a queen bed and an entertainment center, you wont have room to breathe. I recommend bunk beds for a place that small so it seems like you have more room.

My wife and I live in a 35 foot long 5th wheel travel trailer with only 360 sq. ft. of inside space. In that space is the closet, shower, stove, bed, chairs, etc. We love it and it fits our needs just fine! The biggest advantage is that it has wheels under it so if we get tired of the weather, neighbors or scenery, we move! Not to mention if a fire, flood or tornado is headed our way, we can get out of the way! Think about taking that $495 a month and buy something instead of throwing $$$$ away on rent!

Small but you may have unfinished space too. A basement and garage can make it livable. You may have to hold the cats.
We have a truck camper than is 11.5 feet long and not very wide so much less square footage but we could live in it if we had outbuildings. At least a tiny house is cheap to heat.

It's sounds really small,but it's tough to beat that price anywhere

If it's a roof over your head,and it lets you save money for your own house it the future, I think its a good deal, but it's going to be crowded for 2 people..or maybe cozy.. I'm amazed that its got a bedroom..most spaces like that are studio apartments.

But it sounds like you havent seen it yet. Don't rent (or buy) anything sight unseen..

That is a TINY house. My apartment is nearly 800 sq. ft. and it's a 1 bedroom.

That is a tiny house.. I know you are wanting to rent it, but just to give you an example a mortgage lender won't lend money on a home that is smaller than 700 sq ft. 400 sq ft is a 20x20 room.

it depends on the layout. I lived in a tiny apartment years ago that was about this size and I had everything I needed and 4 cats. You just have to scale stuff down (except for the cats!)
