if someone wants to sell their house which contains a granny flat they now have private tenants in, what do they have to do. how can the subsequent owner get rid of the tenants?

You can't, at least while they have a lease. When you purchase a tenant-occupied property you assume the duties of landlord from the seller and are subject to any tenancy agreements in place.

Once the lease expires you MAY be free to require them to move and if they fail or refuse to do so, have them evicted. In a few jurisdictions your ability to remove them may be limited even once the lease expires, for example to occupy the premises yourself or place a close family member in the property; but in must jurisdictions that won't be an issue.
