Hello, here is the deal, I owe money on my mortgage, but I want to move to another city. I have a guy who loves the house, but he wants to do the owner financing. I figured I could sell it to him for a higher price than what I owe on it and charge him a yearly interest. I have explained to him that there is a lien on the house and he is fine with it. Basically I see this as better than foreclosing if I can no longer live there and this way he gets to keep it if he finishes paying me the full term of the loan which will probably be 15 years.

By the time he is done paying me I would have full ownership of the house and the title. Then I could transfer it to his name after he finished paying me. I am asking him for a down payment and his monthly payment will include the taxes, and any insurance I pay that way I am covered. So what can I say in the contract that I create, or do I need to get some legal paperwork? Help:)

i really need to move out of my moms because we barely ever get a long and i dont want to have this keep happening then end up not talking later in life so is there any way i can prove to a landlord that i am responsible and will pay rent a long with all the bills. im going to be 17 in 7 months and i live in pa. if this isnt possible in pa wut other states would give me a chance. i get around 850-900 $ a month if that matters..n please dont tell me that this isnt a good choice and to try to work it out because that dont work, ive tried!

We have found a new place to live and need to sublet our apartment. We live in a college town but it is the middle of semester. We have already told our landlords that we would like to sublet but they said that someone else was trying to sublet also. We called the newspaper to put a classified add and found it was a whopping $91 to put an add in. Is there any other way to adverstize our apartment that isn't as exspensive?

I currently have tenants renting my house. They would of been in the property for a year in January 2008. Is it acceptable to increase the rent by 5% in January?. I have a mortgage on the property.

I was told that I could either pay my apartment rent with personal check or money order. I was told by a few friends that they pay there rent with money order. They said its alot easier to do. Any suggestions would be appreciated. Thanks

I have been living here for 4 years. In that time I have bounced 3 cheques. Every time a cheque bounced, I advised the building manager before he heard it from the bank and provided a replacement cheque and paid the NSF fee. Can he still throw me out for having too many nsf's?

I thought I had paid first and last months rent, but it turns out that I paid first and a deposit. I was given a 3-day notice, by my apts, I went to go talk to them about the notice. I was told that I took to long to meet with them and I was going to be served a notice of lawsuit to evict me. All I want to do is pay what I owe so I can move, without going to court. I just am not sure what I am suppose to do, to resolve this issue.

My nephew lives in an apartment (near DFW, Texas) and has been without air conditioning for the last 2 weeks.

We have complained to the apartment manager several times. This morning we were told that "We are lucky fall is coming, a window unit should be fine".
Can they do this??? Who can I complain to?
There is no management company on the lease, just some 6.00 an hour "personnel"
Do i get the health Dept involved?
Any help is appreciated.

Right now i have 80/20 loan. 80% has 8% interest and 20 has 12%. ARM for 80% will be over in Jan 08. Would i be able to sell this house and buy a new one? My credit score has significantly gone up now. Also how would i go about finding a real estate agent to sell my house?

I have no experience in the real estate business. So I was wondering: If you want to sell your house and buy another house of equal or lesser value, is it possible to somehow just "transfer" your mortgage over to the other house (keeping the same rate) and not have to get a completely new mortgage?

i am 23, female and from london. i have never known what i wanted to do with my life. my desk job is driving me insane, as i long to be doign something practical. i have been thinking about doing a handyman course as i would really like to be able to buy a property that is run down and renovate it. nothing big at first, maybe an old ladies house that needs painting, and new ktichen and bathroom. can anyone please give me some advice. i live in kingston upon thames. i don't know wether i could get a job with a handy man or builder or even a property developer who buys, renovates and sells on. i don't want people thinking i am trying to make that big elusive buck. i am willign to put the work in and training. i would be able to raise the money to buy my first project in about a year, as i have my own property already.
any help or info would be greatly appreciated, thank you.

The buyer does not know the house is a short sale until aproaching the closing date the buyer found out the house can not close on time or can not close. Who should pay the cost the buyer already spent, such as inspection? Shouldn't the agency or the seller tell the buyer before the contract?

I have had damp for 2 months and I told my landlord straight away as I had a 2 month old baby. All of my clothes have gone mouldy along with many other things. He is dragging his feet and is not sorting it out. I am 6 weeks off the end of my 6 month contract. Will I still be liable for paying my rent even though he is not maintaining the property?

I seperated from my exgirlfriend in February. We own a home together I am on the mortgage and we both are on the deed. She remained in the house and agreed to pay as agreed before the seperation. All along she has not been paying the mortgage and saving all her money and eventually purchased her own home. Leaving the home we owned together in foreclosure. I am currently living in the home again and trying to stop the foreclosure. If I am able to save the home I would like to remove her off the deed. It is evident she does not care about the property. She will not agree to sign a quit claim deed. She is being very spiteful and won't rest unti she has finacially destroyed me. I would like to save my home but I need to remove her off the deed also. Please help! how can I remove her off the deed. I am soley paying for the property and the reinstatement fees.

My mom and dad was told yesterday that a woman was giving away her double wide and all they had to do was move it off there land. The reason she is giving it away is cause a tree limb fell on it and the roof caved in. The insurance company paid the house off (there wasnt much owing on it) and got her a new place and the insurance company said to do whatever she wants with it. We are really needing this house and our bank will let my parents borrow the money to get the roof fixed (my dad estimated the cost on it to be 3000) and to move it which wont be that much cause its not that far away. My question is: If the insurance paid the mobile home off doesnt it belong to them and would they just tell her to do what she wants with it? It sounds to good to be true and in our case it would be a miracle as being we are living in a 1967 single wide which is falling apart as I type?

In May 2007, we began renting the upstairs apartment of our newly remodeled duplex to a couple. On their application, they both put "self-employed" and gave us all sorts of verbal details about the work they do. The last payment we received was in July 2007. It is now October and they are three months behind. We have begun the eviction process and they must be out by Oct 29th. In September, the husband fell down the stairs and broke his leg. The stairs do no have hand railing and did not when they moved in. Now, because we have "copped an attitude" by evicting them (HELLO?!!? No payment?!), they have told us to call our insurance because they are suing us for his broken leg. We have maintained the apartment in the same condition, despite their non-payment. In addition, we have been 100% ethical in our eviction process, asking them directly first, then going through the courts.
What should we do in this instance? Do we really have anything to worry about?

I am currently wanting to rent an apartment (UK) and have discovered that most agents make you pay a fee just for applying to let a property. I understand that i can't avoid this fee but as most agents do a credit check, i am worried that i will end up paying this fee and not getting the apartment as i have very bad credit due to living in student houses the past few years and having bad housemates who wouldn't pay bills which were in my name (never going to make that mistake again!).

I was wondering that as i am in the position to pay 6 months rent up front on a 6 month lease, will i be able to get away with not applying and paying this reference fee if they do not need to guarantee the rent?
One estate agent led me to believe this but he had an independent business and therefore could make these decisions.

i did yahoo search on Mortgage Cancellation Tax Relief and maybe 9 results with same articles, different links. i called irs today to confirm and a person said he hasn't heard of it. he said usually, irs gets informed before publically announced yet isnt aware of such. also said it's not easy to pin point the eligibility of 1099 bail out or not.
im filing chapt 7 because what irs web stated for 'you may not owe 1099 if you are insolvent, or bankrupt'.
im backing out on a shortsale because of 1099 fear that i'll owe irs for years.

am i making a good decision of filing bankruptcy and how can i rebuild my credit again...?
