Can our landlord change what utilities are included in my lease at any time? What type or how much of a notice is required by PA Law? We moved in on Oct. 15, 2005 and the oil was inlcuded in the rent, which was the main heating source. On May 6, of this year, he wrote a letter stating that he was no longer going to provide oil and that the last time he put oil in was going to be the last (He left us without heat AGAIN for a week in April). PA Law does require him to provide heat from the months Oct. 1st to May 15th. (Keep in mind that he has let the oil run out several times leaving us in the cold). My lawyer says this is a breach of the lease on his part and to not pay the rent for that next month and move out. (We advised him to keep the security deposit and the difference was for expenses we incurred on using space heaters on several occassions to keep from freezing to death.) He is now suing us for rent. Will we win in court?

I just recently moved out of an apartment because the landlord failed to make any repairs. One of the issues I had was with the keys used in the front and rear entrance of the apartment. Both used outdated skeleton keys and I was always thought that they were illegal in Chicago. Can anyone confirm this? I am preparing my complaint and would like to indicate this issue.

My wife and I are trying to buy a house in Louisiana. We have have some debt....9000 car loan....and about 10,000 in credit card debt..due to my wife starting her Mary Kay business. I really want to use school loan money to initially pay off this debt so that we will show that we have no debt (school loans are deferred) when we apply for a loan. We can easily pay of this debt before we finish school.(3 yrs).and after school we will have plenty enough money to pay off the school loans. We are thinking about getting a bond loan for first time homebuyers. Should we do this? What would our payments be for a 130,00 loan. Should we take out additional school loans for a downpayment?
thanks for your comments

For example, (hypothetically of course, haha), if you had an apartment in Pennsylvania and you had to pay a full month's rent for August, but you weren't allowed to move in until the 18th? Is there a law saying you only have to pay for the days you can live there?

I am moving from one apartment in New York City to another in a month. I'm wondering if it's smarter to cancel my account and sign up again as a new customer, or if I should let them know I'm moving and transfer addresses. I have Time Warner cable.

I had this terrible tenant in my house. I trusted her, but things went sour about 3 years in, and she stopped paying my rent on time. She came up with feeble excuses. I had to take her to court, but the process took 6 months. Just before the bailiffs were going to remove her, she left. I don't know where she has gone, she has trashed the place up. She owes 3 grand of rent. I don't have her security deposit because she came up with some sob story about her daughter being abused and how she needed money. Franly I feel very ripped off and want some sort of retribution. She was on housing benefits. Any ideas ?

I received a letter from my HOA asking for me to occupied my house or sell it due to a contract I signed with the builder. The contract says that if I rent my house out for any reason I would paid a liquidated damage of $30,000. I don't remember if I sign the contract since I couldnt find the contract. Assuming that I did signed it, can the builder do that? Can the HOA not permit you to rent out your property? Also I didn't get the job in the city I bought my house.

I just moved into this apartment complex. One of my neighbors is a nutcase. She doesn't work and does nothing all day but snoop into people's business. She keeps leaving notes on my door and following me.

What should I do? How do you deal with a person like this?

I am renting a house and subletting some of the rooms. One girl broke her lease after 2 months. She had a move out date but left everything but the clothes in her closet in the room without telling me. I called her on the 1st (because she hadn't told me her stuff was still there) and she agreed on the phone to pay $50 for me to move her stuff into the garage and said she would move it out by the weekend. Weekend passed, her stuff is still in my house. I left her a voicemail informing she had 1 more day to get her stuff before it got sold or could pay an extra $150 on top of what she owed me to hold it longer. She said she would come get her stuff, but can't pay me til Friday, and doesn't want to pay me the full amount she owes me. I don't trust her to pay at all.

If I sell her stuff for the amount she owes me am I okay legally? Do I have to give her an option of paying me even though she left her stuff in the room, is no longer paying rent, and owes me money already?
