If so, what is the most difficult part and how risky is it? Do you recommend any books, websites, or any resources to learn about how to get into this market?

Went around with real estate agent, but was only able to see outside of the unit homes. Was told that since its occupied I can't see how the inside looks like, and am able to see it during the inspection. I understand the privacy and all, but if I am thinking of spending life savings shouldn't I be allowed to see the inside? thanks

So my soon-to-be landlord and I made a verbal agreement Friday the 20th that I would accept the apartment he was renting and move in on the 10th of Aug. He calls me back Monday and says he'll need a $250 deposit to hold the apartment for me (so he can stop showing the apt. and in addition to the $500 deposit needed on the move in date). I obliged and made the payment. Now, due to unforseen circumstances I am unable to accept the apartment. My question is-- do I have the right to ask for the $250 back?

My arguement is this:
1) The last tenant moved out last night so technically the apartment won't be available to rent until next week (he's installing new carpet and painting). This is sufficient time to find a new tenant or call a prospect that has already applied.
2) The $250 pre-deposit was never discussed prior to the date he called
3) I haven't signed any papers yet so I'm legally not obligated to go with the apartment.

Thoughts, suggestions, legal advice??

I put my house on the market in 02/07, I had a less than ambitious agent. When the listing expired i looked for another agent who was "hungry" to make a sale. I interviewed and found one who seemed appropriate. Now I feel this agent is condenscending, and wanting me to "under price" my home for a quick sale. He has shown me listings for my area, sold homes and homes for sale, but it still seems to me that he wants me to underprice it. I'm not comfortable with this I cannot find my home online for sale, he says it is no fliers in the box,(for sale sign is up) and no ad in the newspaper. When I called him on this he said he would get right on it then I got an email saying BEFORE he prints fliers and puts the ad in the paper, he STRONGLY suggests that I lower my asking price as " I am not in control of determining my selling price but the market is in control". Which i get But if I go to low, then I will only be able to move from one ghetto to the next, jus bigger hse Change agent/wait?

My neighbor assaulted me in front of my home in front of 5 police officers. She plead no contest & is on 6-months probation. Our homes are attached villas. My family & I moved out because we were in fear. Now we are trying to sell our home. This neighbor walks up to potential buyers & tells them lies about our home & tells them they'd be making a mistake buying our home. We've lost 2 sales that we know of.
They also sit on their driveway, which is 1-ft. away from our driveway, chain-smoking & glaring at realtors & potential buyers with nasty looks on their faces. We've been told by several realtors that they no longer want to show our home. This housing market is difficult enough without this problem. We are still paying our mortgage, as well as a rent on an apartment because we are afraid to live there. We are in financial trouble. Everything in our home is new. We've already lowered the asking price $50,000 & have offered to pay the buyer closing costs. What can we do?

Hello to all! We are in the process of selling a house we own downstate and this is the first house we are selling for a profit. Does anyone know how long it takes before you get the payment from the profit made on your house once it sells? I'm not sure how long it takes after the closing to get the money. Will it come in check-form? Thanks in advance for any help!

I am moving out of the apartment that I have lived in for five years. We were allowed to have our two dogs, and we asked the landlady if it would be OK if we put in a doggie door. My boyfriend (at the time) said to her, "you'll probably rent to others with dogs or we can replace the door when we leave", so she let us put one in. So I got a message from the landlady the other day reminding me that I have to replace the door. Should I tell her to take it out of the deposit? I think she wants me to just pay for it, outside of the deposit. I know that there's a possibility that she'll rent to someone else with a dog. Nothing was ever signed saying that I would replace the door when I left. What should I do? I have been on good terms with the landlady and I prefer to keep it that way, but I don't want to get screwed over, either. I live in Montana, if it makes any difference. Thanks in advance!!

Everybody is blaming subprime mortgages for what's going on in the housing market. I think that the cost of living is just getting to high for people, and people just can't afford to make ends meet.

My husband and I have been trying to buy a house for 2 years. We both pay our bills on time and make decent money. The problem is that a few years ago he co-signed for a house for his sister. She moved out and quit paying for it and no one informed him until 3 days before it was supposed to foreclose in his name. They said we had to pay $85,000 when he only cosigned originally for $50,000 or the mortgage company was going to sue. She had put all her credit card debts and her car loan on the mortgage. So he filed bankruptcy to avoid being sued for $85,000. Now all debt and credit is in my name which brought down my credit score and he has a bankruptcy on his credit report. We can't seem to find any bank that will loan us the money to buy a house because they say my debt versus income to not good enough and his name can't be on the house because of the bankruptcy. What can we do to buy a house?

The place I am renting is better than I have ever had. I have just got it the way I want it. The problem is the rent just went up and I got offered a place I had put my name on a list two years ago. The new place goes based on my fixed income. The new place would be 1/4 the amount I am paying now. With my fixed income and the place I have now, I can barely pay utilities. But it is a wonderful place. If I move I will have to give up one bedroom, two decks, a woodburning stove and a garden. I also cannot take my kitties as they will not allow them even with a note from my doc. Help!

My ex husband stopped making payments on a car I cosigned on after I filed for divorce. The car was repo'd before the divorce was final. Anyway, I'm trying to buy a house and the lender is requesting a letter explaining the repossession. Can anyone provide me with a site that has a sample letter?

I've dealt with about 4 Realtors already in about 2 years trying to find my first home (in California) which has been so far a bad experience and unsuccessful. In my experiences thus far I'm come to the conculsion that all Realtors are just greedy used house salesman who really don't have my best interest in mind. How do I go about representing myself in looking at houses or if I want to make a offer on a home. I would like to eliminate a Realtor altogether as a middle man. I would appreciate any advise given!

Am selling a house, it was sold for $50,000. At the signing yesterday, the documents say that the house was sold for $63,000. I asked about it, and the broker said it was "just fluff" because the buyer couldn't get a mortgage without inflating the price.
We were expecting to get about $10,000 after everything was said and done, but we're only getting $3150, yet the same paperwork says we're getting over $21,000.
The buyer in this case has been, for the last 7 years, on a verbal lease to pay all bills on this house while he lived there, until he could get his own mortgage. Upon serving him with a 10 day eviction notice, he decided he wanted to buy the house.
He hasn't paid the trash since 2002, is always late with the mortgage payments (in my husband's name!!) and the remaining amount on my husband's mortgage should have been only around $15,000, but due to all the late payments from the lessee, it ended up being $34,000.
Any advice? Anything illegal going on with the sale?

I bought my first home in March of 06. Im 28 and the best rate i could get at the time was 9.5%. My intent was to rough it out untill a year later, so i could refinance. After working with a family friend in the mortgage industry, everything is set for me to be locked in around 6.5% but my problem is my house appraisal is too low in order to finance the 95% of the loan. So basically i need to have my house appraise around 20-30k more than it is now. Any suggestions as of what low cost things i can do??? Any appraisers out there who know what to look for to help me out?? Im so close to reduce my monthly payment!!! Please help me

I moved into a house one week ago in North Carolina. The house did not come with a refrigerator (which I did not realize until after I signed the lease), and they told me I would have to provide my own. The major problem with the house though is that the air conditioning is not working. I informed them that it was not working the day I moved in and realized this. They said they would fix it and have sent someone to repair it. They have said it will be done today, tomorrow, etc. Now they are telling me the compressor has been ordered and it should be fixed by Friday. I am five months pregnant and have a three year old child. It is absolutely miserable and extremelly hot. I have been in the house for one week now and Friday would make 10 days with no air. Does anyone know how I can break the lease?

Ok, this is a bizzare situation.
I rented an apt. for the first time, and neglected to read that I had to give 60 day notice before my lease expired. Instead, I assumed that I would have to leave when my lease expired unless I renewed it.
Well, I bought a home, and made the above assumption. Now, I have to pay 2 months of rent (until they can find a renter). It says so on my contract. They'll hold my $250 deposit till then.
So, what happens if I don't pay the 2 month rent? Or rather, what are my options (adding rent to mortgage payments is suicide)?
I know they are legally right, but I am trying to squirm myself out of this one.
