Yes renting is dead money but we need a roof over our heads but bi us paying rent we dont prosper the landlord does were as if we have a house we prosper and it will in the end become ours

Hello and thanks in advance.

Scenario:

"John" is a first time home buyer (primary residence, lives alone, 30-yr traditional loan) who may want to move in a few years. Call it House A.
John wants to move into another property (House B) and "convert" it to his primary residence while renting out House A.

Questions:

Can House A be deemed a rental property? If so can John then use a 1031 tax exchange and exchange House A for another rental property (House C) whenever he wants to make the exchange?
During this time John is living in House B as his primary residence.

I think the answer is yes but I am still wondering. Also if anyone has had experience doing this could you please summarize the process? John and I are in similar situations ;) and others experiences would be insightful. Thanks.

I know people who have not found a job in over 8 months, and were loan officers, processors, etc. with so many lay offs, I understand there is still business, however not everyone wants to stay in it, being so shaky ?
Any suggestions or ideas?

With it being a buyers market right now in California, should I go through a realtor to sell my exsiting home and then purchase a new home, or should I sell my home privately then go ahead and buy. People with real estate knowledge in California would help with answering this question

I recently had a water leak under the place I am staying in and the landlord wants me to pay a 300 dollar water bill. Now I didnt even know the pipe had burst because all that week it was raining and when we got our rent bill this month it had a charge for the leak. Any help would be greatly appreciated...

ANyone else here see our president today talk about the subprime situation! what a bunch of crap! funny he's going to ask lenders and FHA to loosen guidelines for borrowers with good credit! ever seen someone facing foreclosure with a good score!

sorry i fell the president is just spouting crap to help wallstreet this is not any type of a salution!
lets see if you have good credit we can try to get you a better rate than a year or two ago!
ANyone else feel that our president has no real clue or just doesnt care

Is it possible? I'm living with my grandma know but she lives in a 55+ complex and they say I can't live there. My parents will know that I'm living in an apartment, but they won't know WHO I'm living with... and will the apartment place say anything about me living with him? I'll be 18 in 2 months and I am attending a community college in southern california.

I rent a house and have been given permission to rent out a room. I have already had one roommate but she just moved out, so I found another roommate. My landlords just informed me that they get the security deposit from my new roommate, reason being that they are the landlords. I personally don't trust them holding onto that money and am pretty sure that legally my sublessor has no finiancial responsibility to the landlords. As long as the landlords get there monthly rent from me and I take care of any damage my roommate may cause things should be fine, right?

If i put a deposit down on an apartment, but then back out of moving into it, is it refundable. all i have is a receipt of the original amount deposited, but nothing was discussed as far as it being refundable or not. i'm sure the landlord is going to want to keep it, and its not really worth enough to fight for it, because i'm sure it would be a headache. i just want to know who is in the right, and if i should fight for it?

I am refinancing to a fixed rate mortgage from a 3 yr. ARM. I have $16,825.37 in unpaid deferred interest. A mortgage broker told me this amount can be used either as an income tax deduction or to add to the principle of my new mortgage. I don't understand the concept of this at all. I would like someone to explain this better.

EARLY PAYMENT OPTION:
When the Tenant pays the full amount of rent owed in cash one day earlier (not on the first day of the month, but one day earlier), a $10 discount applies for the month.

Is this legal? Did I leave something out? I want to encourage our tenant to pay on time and pay in cash. Is this OK?

Our contract allowed us to stop rent should there of been imperticular infestation of cockroach, we did and still are suffering with cockroaches, I stopped the rent accordingly. Rental aggreement ended to months ago we are still in the property without a contract and cannot move until the landlord gives us back the deposit.

What can we do, are there any actions to regain our deposit immediatly we feel like destitute finantial hostages.

We are 2 adults 2 children.....

This is a section of the agreement which was signed by the tenant:
Abandonment is defined as absence of the Tenant from the premises for a period of seven (7) or more consecutive days while rent or any owing monies remain unpaid - whereupon Tenant will be considered in breach of this Agreement. If Tenant abandons the House during the term of this Agreement, the Landlord may enter the House by any legal means, without being liable for such entering, and without becoming liable to the Tenant for damages caused upon entering. Landlord may consider any personal property belonging to the Tenant and left on the property to also have been abandoned, in which case the Landlord may dispose of all such personal property in any manner the Landlord deems proper without becoming liable to the Tenant for doing so.

If the tenant left for 2 weeks and paid zero rent and allowed his cousin to live in the house while tenant is gone, can the landlord force people living in the house out on the street?

Here at Ft. Wainwright Alaska if you live on base and have army housing when you go to clear ets, pcs, retire, medical boared whatever you reason for clearing house why is it that you have a 95% chance of paying for atleast 1 room of carpet? At a rate of 2 1/2 times it would cost a civilian contractor to do it? When I moved out of my house there was a illeged "stain" in the master bedroom that was a 1/4 inch wide by 1 1/2 inches long that con ONLY be seen under black light there was no oder to it but sence the inspector claimed it smelled like urine I have to pay nearly $700 to have it replaced and I cant keep it when it wasnt propert of the goverment when I pay for that item it becomes mine but yet I still cant have it. keep in mind when i moved in there there was a stain in the hallway almost a foot wide, if they couldnt get that out why didnt they replace that. Or maybe they claimed they did and they last people got screwed into paying for it thinking it was going to be replaced. :)
