Hello. I subleased my apartment back in November 2006, and the old tenant and I went together to the management office. They switched over the lease to my name and charged her $50 for carpet cleaning, which she paid at that time.

My lease then started immediately, the same day. They never inspected the apartment. They never cleaned the carpet. I'm pretty sure I would have noticed the furniture slightly out of place or the carpet wet, something. At the very least a note on the door saying someone had been in the apartment for maintainance. Nothing. I never complained because it wasn't like they charged me for the cleaning.

Now that I moved out, I left a note with the keys when I dropped them off reminding them that the previous tenant already paid the carpet cleaning fee, but you never cleaned my carpet. Now, 2 weeks later I get my deposit partially refunded to me... minus a $50 fee for carpet cleaning.

Can they actually charge me for this? Doesn't seem right.

Tomorrow I am closing on my first home. I was told today by someone in the title company when she called to schedule the closing that I might have to bring an official check. My understand was there is no closing cost and 100% financing why would I have to bring an official check and if so what at amount would I be looking at? The property is for $154k. I believe if it says no closing cost then I shouldnt pay anything. What do you think? This has me really stressed because I wasn't counting on this. Could it be the taxes? What amount would I be looking at? I asked all these questions to the girl and she couldnt answer them till tomorrow! ugh

Thanks in advance

I have to move, rather being force to move cause I was ill in July so my rent was short. Rather than move to rent again I need to buy but credit is not so great. Here's the ad

Beautiful 4 bed 3 bath single family home.
It is located in the growing community of Lathrop. As you drive around you’ll see how many improvements are on the way. This is a nearly brand new house in a brand new community.

Map with Ariel Image: "http://local.live.com/default.aspx?v=2&cp=37.802545~-121.302848&style=h&lvl=15&tilt=-90&dir=0&alt=-1000&sp=Point.q90cfk4wr8kv_17364%20Stone%20Celler%20Way%2C%20Lathrop%2C%20CA%2095330-8819%2C%20United%20States___&encType=1"

The house has been designed beautifully and has a real sense of community about it.

If you are commuting to the Bay area or Sacramento Lathrop is much easier to get to than Manteca because you wont need to take busy highway 120.
The area has a lot of great development coming and the design I feel is much nicer than anything I’ve seen in Manteca or Tracy. I am really in love with the area.

There’s more information on Lathrop here: http://www.lathropgov.org/
The home is ready to be moved into now.

FEATURES INCLUDE:
2328 SF living area
2 Story
HUGE Master Bedroom with HUGE master bath and HUGE walk in closet

Do we have to discuss anything with the landlord/apt building manager (super) before we hang wreaths on our apt doors, painting the walls, hanging pictures on walls, removing carpets, putting a doormat in front of our apt door?

My fiance and I moved into a house that him and his business partner bought a few years ago and had been renting out. We took over the full mortgage payments and had the Grant Deed switched to our names. His business partner is still carrying the loan, because our credit was not good enough to get a good loan. We have been giving him the money each month to forward to the mortgage company. Yesterday, we got a notice on our door that they have not received our payment in 3 months and they are going to start the foreclosure process! I have no idea what he has been using our money for and we don't have $6,000 to give to the loan company... Isn't this against the law, do we have any recourse? We paid him cash each month with no receipt, it was supposed to be a deal between friends...

My Husband and I are stil unsure of renting or buying right now...Its kind of complicated since he just got out of the military and we just moved back to MA across the country and are currently staying with my family. We always used one car because e lived on a small military base...now we NEED to cars because Im starting a part-time job and I have to small children...My husband also works a hour away 48 hours at a time! So a car is a MUST! I have money in my savings but im saving that for the house (we are using the VA Loan) Will it hurt us to take out a small auto loan for like $4,000? My husbands credit score is about 710...We also have no credit card debt at all....We have three cards but only charge gas and pay them off right away...And we have one car loan out thats a couple years old for $12,000. thanks!

As a condition of our sale we agreed to replace the living room bay window. Now the buyer is claiming it was installed incorrectly and he can't get the window closed. Obviously we did not opt for an expensive window since we were leaving, and my husband's cousin (who installs windows for his job) installed it as a favor to us, so it wasn't done by an actual company. Do we have any responsibility to fix it since it was a condition of sale, or is it now the buyer's problem?

It's me again. I did not know that my mortgage broker lied about my income until he told me after the fact. Yes he admitted it to me.He actually used it to tell me how hard he worked for me to get the loan. The original application was filled out in my home with one of his associates and I did not lie. I have requested copies of my file and applkication from him and he threatened me with an attorney. At one point he offered to get me out of this mess and blamed GMAC for putting me in the wrong loan. (they had my social wrong and he tried to tell me that i got someone elses terms). All he did was lie. I am not to blame. How can I get my file?

I moved out of the apartment 6/30/2007 and paid my half of the rent for the next month as my 30-day notice to my boyfriend. Things had gotten pretty bad and I had to get out asap especially since I am pregnant. I discussed with him the terms of my moving - I had paid $240 for the electric deposit, which i agreed to allow him to keep, as well as the security deposits so he could have additional cushion to pay move out costs or for next month rent if he decided to get a roommate (it was a 2 bedroom 2 bath). Although I signed myself off the lease on the 30th, he did not sign my name off so I'm still liable for fees if he doesn't pay.

He later decided he would move out and verbally agreed to pay 100% of the move out costs. He will not talk to me and it will be soon turned over to a credit/collections agency if it's not paid. I will pay the costs to avoid having a dent in my credit, I just wanted to know if I could get him to pay it back since he agreed too.

Is this everchanging real estate and mortgage lending market, its hard to tell what will happen next month. I am looking to purchase a home in Chicago in approximately 3 months. My credit score is 760. What type of interest rate will I get on a 5/1 interest only arm?

I was taken for a ride by a mortgage broker. He lied to me about the terms of my loan, lied on my application about my income, and lied about numerous other things. Now I am stuck in a horrible loan where my pricipal is rising unless I make this enormous payment. I can't afford my payment and I also can't afford a ton of legal fees. I filed a complaint with the attorney general of my state, but that didn't do much. I need help!!!

I have a 5-year fixed to adjustable rate mortgage which has 3 more years before it starts adjusting. The current rate is 5.5% on the loan. The principal is at $527K. Should I think about altering the loan to a 30-year fixed at 6.75% (which is still a historically low rate)? The adjustment would cost about $1000. I'll probably be staying in this home for a long time, and I would hate to be priced out of it in a few year if the rate went really high (like double digits).

Thanks in advance!

Making the assumption that one has good/excellent credit and can actually get a decent loan, should I look at buying a house now or in 8 months? I know that buying a house is always a "great investment", however that doesnt necessarily make the decision a whole lot easier. Anyone want to share their opinion?

Our landlord has not told us the home we rent is in foreclosure. I found out through notices addressed to him in the mail and through a website listing our home in foreclosure. As it is we pay rent a month in advance and have decided to pay on time instead so that we do not lose a whole months rent if asked to leave. Sorry to say we do not trust our renter because he has not been honest with us. When this home sells, how long will we have to find a new place? Also, shouldn't the bank be getting our rent money...especially if rent is more than his mortgage? I am really just concerned about what this means for us and options available? Anyone ever been in this situation?

A friend has a mortgage on a house that is a fixed rate. She lost her job several weeks ago and wishes to ask the bank to lower monthly payments until the house is sold. Realtor said sale should take about six months.

What is the process of getting the bank to lower payments?
