I received buyer's approval and an earnest deposit of 6,000. Two days before closing the buyer's agent called to say that the deal will not close! I received the denial letter which stated unacceptabe credit as the reason why the buyer would not get financing. Is my seller entitled to any portion of the deposit?? Also another problem is that the buyer mistakenly signed august instead of july. Contract was executed july 19th. Closing was supposed to be august 15th.

If I own this home jointly and I have a copy of the joint owners death certificate, will I be able to sell this home without doing anything special? Or will I need to quit claim him off the deed first before I can proceed with the sale? Can my realtor handle all this for me once I find the buyer or would it be better do take care of whatever is needed at this minute?

the loan officer herself wrote the letter but didnt submit anything through the loan company. our realtors are now saying that if we dont get approved they can put us in a lease to own home. our realtor says she has lost five other sales because of this.

Last week we were surprised by the locations of the newly planted trees in the back yard of our future house. It was supposed to be a buffer, with bushes to be planted outside that. The problem is that the trees are not parallel to the property line, but curved into our backyard because of the slope at the back. It made our yard look much smaller than it was presented to us in all the maps. I will strongly protest that. Do they have the right to do this?

I'm really wanting to get into a place of my own but HATE living in apartments since in my eyes its just throwing away money because rent is about as much as a mortgage payment. However, I don't make much money and houses in the North West are very expensive now. It's impossible to find anything within 20 miles thats within my price range. Even condos are outrageously priced!

I've noticed Manufactured Homes for sale thats within my price range and was thinking of getting one and living in it for a few years, after which I could use the money I get from selling it as a decent down payment on a cheap condo. Granted the manufactured home will depreciate a decent amount but I'm hoping I could get at least 75% of what I paid for it pricing it low enough to be attractive to the next buyer. I'll also rent out the other 1 or 2 bedrooms to help soften the payments.

My question, is this a viable method since I'm not a rich guy? Or just a waste of time/money?

I have a roommate that is not up to date in her payments, including the mandatory deposit.

The Landlord we are renting from has already given her a 3-day notice to pay or quit and she has exceeded that notice and has still not left. My question is, am I allowed to remove her things from her room, not getting rid of them, but leaving them in the house for her? Allowing her to stay in the house, just not in her room?

She has not been living in the house for even a single night for the entire month, but her ex boyfriend has been living there instead.

The first is coming and I need to get someone in there that will actually pay her rent!


Please help!

We would like to find another home but are worried our landlord could sue us if she somehow saves the home. I have 2 kids and 2 dogs and it will probably take longer than a month just to find a rental that allows dogs. Also do I continue paying my rent to the owner? We were not listed in the court papers. I would also like to deduct my deposit from my September rent because I do not think I will be getting it back Is this legal????
Please help

We accepted the sellers counter offer. But they said someone else was going to come look at it today. So, if these people put a bid for it that is higher than what we accepted, can the seller than forget about us and take the other people's offer? I need peace of mind. I hate this waiting game!! Thanks.

(U.K. only please) I'm buying a house. The seller has had an electrical report done with these conclusion:
1) The main earth connection and the equipotential bonding fitted is too small.
2) No RCD protection is provided on the sockets circuits.
The lady in question has refused to knock the price of these repairs off the price of the house. My question is, is she by law required to fix these problems or are they relatively minor and she is not obliged to get them repaired?

Yes, I'm a college student and recently moved to a new city/environment - still looking for an apartment. I believe I have overall good credit history. I'm 22 male and want to rent an apartment. But the problem is once I tell them that I'm a student, they tell me I need a co signer!

What can you recommend so that I can rent the apt???

I think I won't be able to use a co signer for that! If I tell them that I work, they told me they would check with my employer!

What are my options? Could you recommend something! Thanks a lot!

I just moved into my very first apartment 3 hours from home. We are basically living in a off-campus student housing apartments. Meaning they are rented out per room and the living room and the kitchen are shared. It is a 3 bedroom 3 bath place. I get along with one of my roommates (Roommate A)as if she were a an old friend. THe other roommate(roommate B) is the one who we are having problems with. Both (me and my roommate A) had observed something that were against the lease. Like giving people keys, smoking pot in the apartment, not throwing out her trash, Etc. We reported our roommate B to the management and the roommate B basically denied everything!!!! She said that we are the ones who have overnight guests all the time and that we make the most noise and don't clean up after ourselves. Which is completely false because Both my roommate A and I are extremely clean, we have early classes so we mostly fall asleep around 11 midnight at the latest. So yesterday when the management

would it be an idea to make house here out of wood instead of bricks like they do in america? Quicker to put up and alot cheaper to buy. With house prices going through the roof and demand on more houses being built going up at a huge rate , something needs to be done about it and soon. It would also help first time buyers get on thehouseing ladder. Well i think its an option that needs to be looked at. What do you think.

My partner and I have seperated. I have paid the joint mortgage and most of the bills for 4 of the 6 years since he has been self employed. I want to buy him out but he refuses to accept this as a deal even though it would give him a sizable sum. He said in our city he can not find somewhere in his price range. I have suggested he rent til he finds somewhere or find a lodger and run the returns as another part of his business. Or even find a part time job til his business picks up. He said he wont be rushed and wont consider any of the above.

I would like to get on with my life and have considered defaulting on the mortgage and renting for the next 6 years. What would you do in my situation? What do I stand to miss out on by doing this? What I really need to know is how badly would this look on me and what would it do to him?

putting a few thousand on a home don't secure you owning a home, why do people have this low standard attitude on buying a home this way, why not rent and save up the money and put about 75 to 90 percent down at least.....everybodys a loan shark nowadays you know

A man impersinating himself to be the head of a state assistance program who also claims to be a pastor got me into an apartment where I have a legitamate lease in my name only. I am disabled and he is giving me documents that he will throw me out of my apartment in 3 days if I do not work for him cleaning which i never agreed to because I am disabled. He also made it clear he had keys to my place for my safty when i moved in but is now telling me he will eneter my apartment anytime he likes for inspection even when im not home. He only has a licence for a nonprofit orginanization to assist the needy but nothing else he is not the landlord or manager where I live . There are currently 80 othere people scared to death like me. They will not speak because I am the example of his power he is throwing me out for contacting the leasing company to verify his authority to terminate my lease. They will call me tomorrow and let me know whats going on. what charges should I file

Ok.. I have rental property that is in another state.I rented it throught the paper. I stated in the add that there was a security deposit of $700 and an additional deposit for pets of $300.
I found new renters. Great...
Well she called me the day before she sent me the deposit and rent and asked if they could pay the pet deposit later.
I told her NO we needed it now.
Well when I received the rent and deposit it was without the pet deposit of $300.
She called me that day and asked if we received the check... i told her yes! but, It was short $300... she said oh.... I am sorry... We will send it to you...
Its been over a month... NO PET DEPOSIT... She has 4 cats...
What should I do?
btw... this property is in Arkansas...
Any advice will be greatly appreciated....

In the past couple of years, Ive had a lot of interest in the possible flip of a home. I would like to know what your experiences/outcomes have been like during and after a flip. Where would I find homes that are not on MLS listings or are WAY below market pricing? Any help on this would be great, so long as you have actually done it before, not just watched "Flip this House" =P What were the pros and the cons in the whole thing? Did you do another? How was the outcome/profit? How do you know what locations are hot/desired? How do you know what the market is like? I know I am asking a lot, but I really dont know who to talk to for any answers. Thanks!!

My husband had surgery in 05 and from that we eventually lost EVERYTHING!! The foreclosure process was finally complete in Feb of this year. Does anyone know how many years here in Tx do we have to wait to be able to buy again? I am desperate to become a homeowner again once we get back on our feet.

I had to raise the rent due to increase in water rent, taxes, heating etc. Old lease has expired and I rewrote a new lease, For one month she has not signed it, then gave me a list of her"demands", all of which are of an aesthetic nature, not function. She has two large dogs and has forgotten to clean up after them in regards to the lawn, the apartmetn now has a urine and wet dog smell and dust pans of hair and dirt on my once beautiful wood floors. She has used my personal space without permission and has moved my personal belongs around and has taken it upon herself to do things without my permission and mention it sort of matter of factly after she has done something. I am tired of being bullied around by a tenant. She is paid until Sept. 15, what happens after that? does she need to pay by the day? do I send a certified letter to vacate after 30 days? Since the floors are damaged due toexcessive dirt debris do I need to give back the deposit?Or a portion.any web sites to help?thks
