(U.K. only please) I'm buying a house. The seller has had an electrical report done with these conclusion:
1) The main earth connection and the equipotential bonding fitted is too small.
2) No RCD protection is provided on the sockets circuits.
The lady in question has refused to knock the price of these repairs off the price of the house. My question is, is she by law required to fix these problems or are they relatively minor and she is not obliged to get them repaired?

Laws usually mandate repairs for units rented
(public safety hazard ) .
If she had it repaired , she could raise the selling price and you would have no warranty or info on who did the work .
She could have a relative with no real knowledge do shabby work !

Ask an electrician in your area to estimate the cost of the correction and figure it as an "added" cost when doing your budget .
There might be other issues ( mold ?) and any of these would alter your "real" cost of the house .

Good Luck !
