I started renting a house 1 month ago and we have noticed some things in the house that need to be fixed. So, what would you concider a landlords problem or a tennents responsibility?

Leakey faucet?
Broken faucet handle?
Steam cleaning the carpets?
Broken garage door?

Oh by the way...we noticed all of these things before we moved in and the landlord said he would pay to fix them. I was just wondering what would be reasonable. Thanks!

I signed 1 yr lease in jan 2007 in june my landlord called said her and husband had problems and she needed to move back into her house and break my lease... I of course said no but felt i had no choice i started looking for place...she called back a week later said nevermind...she called again in aug said she needed to move back we found a place but told her we couldnt afford to move and would make her pay our moving since she wanted lease broken ...she said ok then again called a few days later and said nevermind ..well we already found the place and now we're moving like we agreed and she is charging us $25 per day late fees for rent we agreed she would pay because SHE broke lease .. now suing me for it and she gave me 3 day notice and filed a lawsuit in small claims date not until sept 28 but she emails me now and tells me she is bringing sheriff to lock me out on fri??? im moving anyways but can she use threats to get me to leave and lie about lockout etc? do i have a case?

Is it the landlords responsibility to take care of bed bugs when it is the tenants who have brought them into an apartment. This is in Medford Massachusetts. Most likely brought into the apartment by people who might have been living there without actually being part of the lease.

I am looking at an apartment that will be a good shift for me and my family. The only problem is that the landlord wants us in by Sept 15, and the deposit of $1400 by next week. I am in the process of trying to contact my landlord for my $500 deposit to add to the money we will definitely have by next week ($700) and try to persuade the new landlord to wait for the last $300 in the next week. Basically if we had 3 weeks to give it her, we would def have it. But like 10 days is kind of pushing it. Also, my landlord now has yet to return our calls (they take spontaneous vacations) and we are planning on using our deposit. They have to return that anyway right? When we moved in, we paid our 1st and last month of rent, so we should get it back right? Please help - with the money part and the deposit part because I have an idea of the right answer, but I want to be sure. And yes - I can afford my apt., it's just a little hard to gather $1400 in a week & 1/2 - we don't have $$ laying around.

can i hire a realtor at a fraction like maybe 2 or 3% to just help me finalize everything as far as closing or would an attorney be cheaper? i want to go with the cheapest method because im taking a huge loss already from this because of the market. thanks!!

We need to close in 3 weeks and have had such problems with GMAC- we were supposedly locked in with them, but now we are being told that we will have to pay points (supposedly, Fannie Mae charges 3/4pts on 100% financed loans), when we were never told that to begin with. We can always use them, however, they don't seem like a decent lender after what we've been through with them.

I was sharing a flat with an Australian. We were due to leave this flat (tenancy ended) on 2nd September. I went on holiday from 3rd August for 3 weeks. When I got back, there's a note saying that she's gone!! I'll still be in London in a different flat, my question is, there is a Sky bill under her name. There's still 9 months to go in the contract.

I'm scared to call up Sky. Are they going to tell me that I'm liable for her account? It's under her name, I never wanted it, and she had agreed when she set it up that she was cool paying the whole bill.

I live on a dirt road that is going to be paved. We have lived here for 21 years. The county need to take 8000 square feet from 1 acer of land and another 5000 from two additional acres. I am trying to get out my lease for financial reasons I sent two letters to my landlord and she never replied. I called last night and left a messege. My lease states that I have to request in writing if I want to terminate my lease. I am guessing she is ignoring me. However I have to move or I'll be paying rent late for the next 4 months. my closing is supposed to be in 2 weeks. according to the loan officer it was denied because i paid my rent late 5 times in 4 yrs. my credit score is not that great but i make over 90,000. a friend and I bought a duplex with the intention of condo converting so that we could invest in our respective units and sell when we want. but we want to sell at the same time and a condo-conversion in our area is not worth the costs, so we have the idea to add a clause to our tic contract that will divide equity and profit from the single sale as if it were two condos. we figure on having each unit appraised as if it were a condo and then splitting profits from the single sale according to a ration based on the "as if" appraisal. Is that as simple as it sounds?

I bought a home with a girl I am no longer seeing. She asked me to move out and I told her I could not afford rent and the morgage. She said her mom would help and not to worry about it. Later I signed papers to get my name off the deed for the house. My name is still on the mortgage. Is there anything I can do beyond her refinancing the house in her own name to fix this? I am exploring housing options for the near future, looking to buy my first house and willing to fix it up in order to sell in 3-5 years. I would be living in the house as I fixed it up as well. Is there any differences in buying foreclosed or pre-foreclosed houses vs. buying a realtor-listed house that's for sale and making a low (but not too low) offer? Will it be worth my while to buy the listed house at a discount or should I go for a cheap foreclosure in order to get the best deal?

I have a 1 br condo that has been on the market for $169,900 in Southern California. It's vacant and very clean.

I received an offer for $177,000 but the buyer wants me to pay a total of $12,000 in closing costs. 8.25% This price does not include the commision.

The most recent sales (of the same size unit as mine) in the same complex were earlier this year at $173,000 and $177,000. There hasn't been a sale in the complex since May.

So, since the buyer is hiring the appraiser, they may be can get the condo appraise for $177,000 which is what they want to do and have me pay the $12,000. But the price of the condo would go down to $165,000. According to my agent, my final net worth will be $151,000.

I am worried about doing this because it doesn't even sound fair. If they want to pay $177,000 is it going to show everywhere that was the price my condo sold for? I am also wondering about the commisions I need to pay, they might be a percentage of that price.and my taxes too
