My listing expires 9/20/07 and I would like to rent my house out starting October 1st. Should I send anything to my current Realtor before the listing expires to let him know I won't be renewing the contract? Does an expired listing automatically mean my house is no longer on the market or do I have to do something else for that too?

I asked this question a few days ago but not sure I put in all the pertinent details so here we go again:

I own a house with a business partner. The mortgage and deed are only in my name and we have a separate agreement spelling out the partnership and rights. I need out of the mortgage and he will willing to take me out. I am giving up my equity in the property to achieve this result.

Option 1 - He could purchase the property from me for the current loan amount but he doesn't want to come out of pocket another 20% to do this. The only way around it is to take a loan based on the market value then return the equity to him after close. This will certainly appear to be fraud even though that is not the intent so I am leaning away from it.

Option 2 - Add his name to title via quit claim and have him refinance me off the mortgage. He has been an owner from day one just not on title.

Is option 2 legal?

Any other options you guys can think of?

My family purcahses a 2 damly home about 3 months ago and we inherited tenants. their lease was signed in january with the prior owner. we are not getting along and we need them out at the end of the contract. do we have to give them prior notice to non renewal of the lease? we're bound to the current lease until 12/31/07 and they have a standard rental agreement stating 30 days notice to move. we have family members we want to take the apartment and they're ready to move in as soon as the space is vacant.

I live in Northern New Jersey and was wondering if I can afford a house by the beach in North Carolina. I'm looking for an area with good schools and a low crime rate. If anyone can give me an overview on the beach areas in NC, I would really appreciate it.

My boyfriend and I are thinking about moving into soemthing bigger. We are trying to way our options. Should we sell our condo and buy another house or have one built? But we are not sure whtat the difference would be....which would be cheaper? Any suggestions and websites welcomed!!! Thanks!

and then ended up with A LOT of medical debt. We filed a Chapter 13, in which we were both making payments directly out of our paychecks, but then he was laid off from his job and we ended up losing the car because we could not afford to make the payments towards the bankruptcy out of his unemployment checks. He was out of work for several months. This was back in 2002. We are still struggling. Even MORE medical debt, funeral expenses for a baby girl we lost last year, medical bills from the premature birth of our son 3 years ago, surgeries, etc. Now just last week we found out that my mother in law has cancer. She owns a duplex (She lives in one side and we rent the other from her). We want to do a lease option, but we know that we would not qualify for a loan in 2 years when the lease agreement would be up. If we were to file for a chapter 7 now and go through the 6 months of financial counseling (New laws) would we be able to qualify for a loan on what the balance was.

..well,the house deal fell through. Now hubby is trying to buy another 1, thru a realty, that was just remodeled. He says we have it & are moving in sometime next week. We have 4 days to move out of here but he refuses to rent an apartment. Does
this sound right to you guys? He says we already have the house & he is gonna ask when we can move in.
Opinions?
P.S. I think they took the paperwork from that other house we were trying to buy,I think he is still working with the crooks,they are just trying
to line their pockets again.
Input please.........

I met someone on craigslist who is looking to move out of their two bedroom apt they are sharing with a roomate. Her lease will be ending in a month, and she said after that, it will be month to month (and of course an increase). The building requires me to go through the application process to take over her lease (i think this is different than a sublet). So when I fill out the application, aren't I signing to lease for a month, and then it goes month to month? I just want to know that I am not expected to take a 12 month lease...if I ask the leasing office, they may try to say that I have to apply for a 12 month lease.

My husband had a house that is going up for auction. He owes $98,000 and the minimum that they will take is $103,500 and it is probably going to go for much higher. What do we get taxed on or what happens with the excess? The mortgage company said that the foreclosure is basically a sale but I am assuming that we don't get the extra money that they make.

extremely nice in a good neighborhood. 4,500 sq feet neutrally decorated. Excellent curb appeal and large lot. People come by and get flyer but dont schedule showing. Priced right as realtor suggested. Should I lower the price??

my roomate decided that he wanted to go home for most of the summer this past may. he was in his first semester of graduate school &was studying to get his MBA. he worked at the local icecream shop across the street &things there werent so rosey from what he was sayin. the owners were pissing him off and he hated his job which was his main p.t. job. He had quit his f.t. job in the financial world las december& was making around 34k with 2 jobs.

One night at dinner he told me he was thinking he was goin to go home for most of the summer. he told me his sistr was goin off to college & it be the last time to reallu spend time with her. i told him that he was running away from his problems. i own my own place and he pays me. we agreed (verbally) to have one payment w/ utilities inc. his stuff stayed in his room while he went home and he came home last weekend. i believe he needs to pay up for the months he missed. i was nice enough 2 drop his rent when he went back2 school

I live in Nebraska and I recently moved out of my first apartment. It was a somewhat crappy apartment when I moved in. When I moved out, I was given an outrageous bill that topped over $600. Examples of the charges: Shower/Tub Track- $55, Blinds- $14. Ironically, I worked for a cleaning company and cleaned the entire apartment myself. Even if it was dirty, I know that it does not take that much money to clean it. I wrote them a letter and they knocked down the prices to just under $500, but I feel that is way too much. I really need help with this situation because I feel taken advantage of. Thank you.

On my application for a low income apartments it asks: " In your opinion, what is cooperative housing?" I have no idea what to write, but I really need this apartment. Please don't give me some long Wikipedia version. I need something short & sweet 2 write on the application. They don't give you a whole lot of space.

My family just rented a condo next to a resort in New Hampshire for 1200.00 a week. This area has tourist attractions for families all year round. It seems like a no brainer but its 4hrs. from home and well its a risk too.
