If you are emancipated (legally designated by a court of law as an adult) it is possible if you can find a landlord to accept a lease from you. And emancipated means you have a job and are completely able to support yourself.

It's possible, but not easy - it hust depends on your situation. Emancipation is one possibility, but that pre-supposes that you would be on your own without parental support. If your parents (or another adult, of legal age to enter into a contract) wanted, they could sign a contract on an apartment for you to live in. It would be easier if they did so, along with helping out with the rent, utilities, food, etc.
If not, you'll have to pay for all those things yourself. At sixteen, you might be able to wourk 40 hours a week, and you might not, depending on the laws of the state you live in. Either way, you probably don't have enough skills or experience to make much above the minimum wage, which means you'll probably live in a lower quality apartment and area in order to afford the prices.
As far as the legality of living by yourself at age 16, even if you are not emancipated, many states may enforce contracts signed by a minor (under 18 years old) when the contracts are for the necessities of life, such as shelter, etc. But you will find many apartment landlords reluctant to rent to a 16-year-old for fear of the contract not being legal, along with worries about the ability of a 16-year-old to keep the apartment in good shape, pay the rent on time, etc.
So, the answer is yes, it's possible, but it would almost certainly be very difficult.

Only if you have someone over 18 co-sign the agreement and also sign on as a guarantor...
I would not rent to a 16 year old, unless the lease was VERY detailed as to the limits on lifestyle.: noise, messes, parties, trash... I manage rentals in SF.

Well the only way someone MIGHT pull that off is if they lied about thier age. But no most state require you to be at least 18 years old. So what will you spend that $5 on? Tell him you'll donate it towards his first apartment, when he turns 18! lol

You would be winning $5. You are correct, at 16 you are legally able to obligate your to a contract whether it be a mortgage or a lease. It would not be binding in a court of law and therefore no creditor would allow it since they would no "legal" recourse to collect if the contract was defaulted.

If you're emancipated by marriage, it would depend on the state. In California, no. At age 17 is when you first become eligible if you're emancipated.

yes it is possible but not probable. Do you have a separate income to support you to pay rent or mortgage? That would be my question. 16 is no longer a child but unfortunately you aren't an adult. You are in that middle section of age- neither child or adult..... a between...
