Years ago I did just that. Here is how I got paid.
I was given the apt. rent free. For that I was expected to keep the common ares clean and maintained. I also collected the rent. All of which took me about 3 hours a week.
If a tennant had a problem which needed to be repaired I did the repair and was paid $15 an hour for the service.

10% of the rents collected, offsetting their own rent. If they're living rent-free, that would be it in most cases.
